21/11/2024 18:05 | Becks, I don't know why you bother, everyone on this board unless completely stupid knows that along with the rest of the market Tw's share price will recover, we all have our own agenda & mine is to invest in rock solid companies that have very limited competition & one of a handful of large enough house builders to be able to assist the government in its unlikely target, to build houses cheap you need to be big, every county has a few builders capable of building a few houses, some on a larger scale but none could scale up to the size of the large house builders(that is why that are large)Iv'e worked for hundreds of small regional house builders over the years & very few survive today because they cannot compete on costs & lack buying power! interesting point from sickiwikie saying that TW cut production because of falling sales, firstly TW cut production because they anticipated sales would fall, two years on they have sold every house they elected to build, so if affordability is a great issue why aren't the house decreasing sites Instead of increasing them next year ? & why will it take twelve months to move into a new house if purchased today? like I said we all have an agenda, mine is to make a lot of money long term not a few pennies here & there, unfortunately we do not make land anymore in this country its now running out that is why land prices double every 10 years, if you pay more for agricultural land you will pay more for building land, Tw have an exponentially valuable land bank & not to be sniffed at that is currently worth far more than the share price values the company, very few companies are as asset rich & don't see land falling in price in my lifetime or my kids for that. | jugears | |

They face higher build cost inflation whilst affordability remains a major problem. "Divi almost certain to be cut unless the situation improves" I think their divi policy is flawed. They have committed themselves to a divi based on NAV rather than earnings. I think they were very short sighted and expecting the housing market to recover quickly, which, as per previous assertions, it clearly wasn't going to. The problem with cutting the divi is that it'll send the message that they have cash problem. That will further crash the price. If they don't cut then if the housing market remains subdued then their cash balance will dwindle quickly. | sikhthetech | |

Plenty of people want to own but can't afford to buy. Many of TW typical buyers need mortgages and with everything else going up the can't get the mortgages. Many older people already own or are buying their home, but there are a growing number of people in rented now, who can't save a deposit or can't get a mortgage currently to get a decent place. Jugears can't see it because he does not understand. Why is the average age of the first time buyer going up? TW landbank consists of a lot of land without planning and will decline by the day while affordability is an issue. Divi almost certain to be cut unless the situation improves - they have too. | uhound |
