Essential, my call was more on the fundamentals of the company not the stock market.

The market has helped my call more than the fundamentals although these are catching up.

My view is we might be near the bottom of the market, although this might be too soon to call.

The bottom of the market will be when folk sell good shares that have gone way down just to hold cash.

I think the war will be over in the Spring - Ukraine winning and energy prices and inflation way down.

I might be well wrong, however it is a nice thought.

CAPC pretty well mirror image graph over the last 3 months so not giving anything away if the merger still goes ahead.

For sure one benefit out of this maelstrom should be a further boost to overseas tourism with not only £ well down against dollar but plenty of other currencies including the Yuan so at least their tenants should stay put even if other parts of the economy are suffering.

Thats a good point on $/£ advantage for increasing tourism and spending in the capital. Never know whether you go for SHB or CAPC before the merger?

Essential, however the pound is weak and will pull in lots of overseas visitors to Covent Garden and Soho.

You never know it might just bottom at two quid. You never know.....

I would then be a buyer.

a sector to which they have very significant exposure, the immediate outlook

Essential, you asked me what I thought of prospects as I was previously very bearish.

Well I think I predicted way back a two quid share price. I am currently wrong.

I have not looked much at the merger and the combined group balance sheet, however I am still very bearish.

I still think Sammy did the wise thing and baled out with an enormous loss.

The share price has taken an age to closely reflect the merger terms - 3.356 Capco shares for every SHB share held, the SHB "premium" has slowly been whittled away.

On the Capco price there is currently an approx a 1% premium remaining.

hindsight we won't get that detail until merger terms are agreed and put to shareholders. It will save the cost of one board but not doubt those going will all get severance terms so probably cost us more initially.

Yes storm on way EI, and inflation too for tenants. £ collapse may help on tourist side a bit

Any one have an idea of potential cost savings or income improvements from the merger if it happened ?

Retire? the only way he will do that is with a huge 'package'.

A bloated pair combining.

If I were on the Shaftesbury board and I heard the word 'curate', I would fold up my papers and promptly leave.

The only entrepreneurial deal either of these companies have done in the last few years is Earls Court. Cap Co, should have funded it properly like the buyers, Delancey and capitalised on it.

O.K. both companies have excellent portfolios which could be run by monkeys.

keep an eye on this. Expect 2 will become 1 in time.

Essential, our local Shell garage only sells electricity now. I must be sad as I own one of the first mass produced electric cars owned since 2000! A Ford Th!nk.

Still very negative in respect of Shaftesbury. Now if they became a bit more entrepreneurial and got rid of the CEO.......
