Maybe why the Compliance person left ? This on TrusPilot just now :

I would not use this company if they were the only ones around !. I used them as agents to rent out a house, promised the earth and did zilch, literally. All emails went unanswered, shocking service. Resulted in me taking them to property ombudsmen, a case I won, they didn’t even respond or supply the ombudsmen with any of the documents requested. They were also ordered to put my tenants deposit in DPS scheme in my name within 21 days. Tenant moved out as house been sold guess what no deposit transferred, no response to enquiries as to where it is, so yet again in another complaint procedure just to get back something they hold illegally, and leaving my ex tenants with a long wait to get their money back.
What a shambles of a company, save yourself the grief and go elsewhere.

Trying to view a property from an entry on Rightmove is almost impossible. Thetre is no link to book a viewing, no ionstructions only a phone number which when rung says cant book on here . go to website. Eventually get to website and there no availability. Back to phone no answer. Back to website , chat facility, gfill in all you r details again, and man ggiove s local agents number, phone number , book on website and he'll try and fit me in?? Astounding levels of craziness! Taken me 40 mins to book a viewing and yet to be successful. What kind of outfit is this? Do yourself a favour use someone thats knows what they re doing

That's why I would say the landlord must always try to maximise the rent to market value? Then if a landlord has to pay for cleaning etc, at least let him/her minimise the loss ? Too mush hassle to go after bonds when you can just get in there and clean for a few days, or weeks if it was a professional tenant

Even if the landlord was to inspect on a regular basis the tenant mindset is set... there is something wrong with the property or other...very reluctant to admit they don't open the windows or use extractor fan because of energy usage...the legislation system is more skewed in favour towards the tenant...

But then if the tenant leaves a bathroom full of mould, it’s the landlord’s fault for not inspecting the property on a regular basis…..Hence why I would just maximise the rent, the only way really

Post 10696...it takes 2 to tango...landlords do have a duty of care so that tenants have a good habitable home...but equally the tenant also has to play his/her role with the upkeep and live in tenant like manner...like use the bathroom extractor fan during bath/showering or at least open the window for air circulation...or else you get condensation issues which then often gets confused with mould and damp...easy to blame the landlord...also keep the property warm during winter months...

Thats the buyer being charged £60 tho. I can almost see why your own solicitor might want £60 id check, but why would a buyer hand over £60 to a seller's agent ?

I don’t know what people think PB are. They charge for add on ie: photos, viewings etc so the AML fee is just another add on.

Purple Bricks latest money making scam!
As we know, the property market is currently depressed so Purple Bricks has now introduced a new way of popping up their profit.
I'm purchasing a property through Purple Bricks, but to do so I have to pass AML checks; this is understandable and a legal requirement.
However, to do the AML check Purple Bricks now charge £60. When I questioned this I was told the cost includes all manner of worthless insurances. I'm also told there's no alternative; no £60 payment no ability to buy the house!
I wonder how the vendor would feel if I pull out?

Personally I wouldn’t feel proud of charging the full fee re latest TP review, more ashamed tbf . It was no sale no fee in the early part of last year wasn’t it? So I can believe that the seller may have been inadvertently misled…..

Not Good
I would have given a higher score for the Agent being nice, but my experience wasn't great. I chose PB based on what the agent was saying rather than what it says on their website. He was a good sales person. I went for the top end advertising. They took pictures gave me a valuation and I accepted it. However I the appointments were all booked for the same time on the same day, with some viewers having to stay outside waiting for the other viewers inside to finish. After a number of views and not receiving any serious offers (and this was in July when house prices were high and a sellers market), e withdrew the property from the market. To my surprise I got a bill for £2248. I thought it was no sale no fee. Thats what the agent had told me and thats what I had expected as I have bought and sold property through normal agents and thats the normal practice. Lo and behold when I read the contract I signed, once you sign and the cooling off period is over you have to pay. If you sell or not. I appealed saying I wan't aware of it and I mentioned the name of my agent who said if you don't sell you don't pay, contrary to what was in my contract, which I didn't read properly before signing(big mistake). I honestly wouldn't have used them if I had known this. Unfortunately and perhaps conveniently the agent had left PB by that time. The appeal came back pointing out the clarity of the contract I signed, regardless of what the agent may have said. I eventually had to pay the money in full £2248 for a service that was poor and a house I did not sell. Not happy at all.
