So where’s the incentive for a LPE to sell a house if they’ve already been paid upfront? Surely there’s more incentive to just go and sign up more customers ? Customers that have been led by all the positive reviews ?

Oh god…….best not to read todays reviews. Don’t even go there……it would appear to me that customer services is broken. At least that’s the impression I get from reading the reviews.

You shouln’t cap a business’s earnings just because you don’t like them. Agents costs are totally different depending where they are based, even PB charge differently. You have the choice of using a PB type company but I doubt there will be many left soon as stated before, numbers don’t stack up. The number of orople who actually thought PB was free because of their ‘no commisery’ sdvert was astounding. Alot of people aren’t equipt to deal with their own sale/purchase.

So as the potential customer I have no way of knowing who the bad guys are. Therefore all I would ask for is one Statutory contract (like they already have in Wales for rentals) for all estate agents nationwide. Say 1.25% and no more than say 12 weeks is surely plenty because I don't want to be paying for the agents defaults on other properties. And I don't want grandma to wander in and sign up for 2.5% when I would have got it for 1%. I notice one agent saying that their fees have to cover the defaults, but there's no way that the agent's other defaults are my problem. IMO, humbly like :)

Well firstly I would always use an independent agent not a multi national as you will be probably deal with the owner or a smaller team. Of course there are bad agents, like bad builders, solicitors etc. But would you spend 2K on a sofa and be happy if the supplier said if we get it in stock we'll send it too you, if we don't we'll keep your money anyway like PB. We were always no sale sale no fee and if a client asked me for a shorter contract ie 6 weeks then I would never have had problem with that as it gave me enough time to market and get an acceptable offer.

Fair enough. Just that I have difficulty in finding an estate agent that I trust. I don't believe that all traditional estate agents can be grouped into genuinely 'looking after' the customer. And the traditional agent's contracts vary vastly from agent to agent. If there were one statutory estate agent contract for all agents selling homes in the UK, it might be a bit easier maybe

Maybe the general public like to be able to visit an office, meet the team behind who's is going to be looking after probably their biggest asset and have easy access to see how their sale/purchase is getting on. The numbers tell us most don't want to deal with a chat box even though you may prefer it. PB and alike have had the last 7 years at least to change the landscape and it just doesn't work, still only about 7% of the total market. But good luck in making some money with them.

So what have I learnt. Nothing, ok fair enough. But as tea boy looks to me like

1. The online system has to be more ‘eptly’ closely managed?
2. Be 100% compliant with rules
3. Stem all outgoings.
4. Place online valuation tools prominently on homepage to gather more leads
5. Use affiliate advertising to gather more leads, like yopa does
6. Back up instant online valuations with RICS verification visit
7. Reduce staff numbers from 600 to 6.
8. Empower the customer to do 95% of the work
9. Make customer service the priority, with positive reviews in mind.
10. Return phone calls and reply to emails immediately

I can see would be silly not to get local opinion from experts on ground. But is there still a way to ‘do away with’ traditional agents and their offices altogether, longer term like? ;)

Why can’t a well managed online system just be combined with independent individuals on the ground……like it already is for the EPC guy, and the Gas Safe guy. Just invent an Accompanying Viewings guy job, or let the EPC guys do the viewings. Let the independent RICS guy verify the valuation…R30;…… then surely we can give all estate agent offices to the homeless ? What are they doing there?
