The dashboard here may light up like a Christmas tree with various warning lights. But if it’s not going to run out of money, then is it time to invest? Also isn’t it relatively easy to buy a new car with finance and balloon payment at the end ?

Give it another 6 to 12 months maybe? …..cost of living crisis plus 1.8m fixed rates ending and needing to be refinanced at a higher rate ? New car sales up 18% in Dec tho somehow.

Talking of no money???...how come I'm seeing plenty of top end newer cars aka, Mercs, BMWs, Audis, Range Rovers, SUVs etc etc on UK roads...am I missing something...most probably are on cheap monthly finance deals and not bought outright...so money is still sloshing about...

1.8 million Uk mortgage holders need to refinance at higher rates this year as fixed rates come to an end. Anyone know how that will affect/effect sentiment here? Considering no-one has got any money ?

Oh hang on. Best not to read today’s review. How is trustpilot allowed? It must be putting thousands of people off from starting a business ? Then they are somehow allowed to criticise individuals by name, when it may not be that individual’s fault. Shouldn’t be allowed imo

There must be some reason to buy here? :

Over 200 and something new sales instructions per week at least ?
No sale No refund
No debt
Admin costs hopefully falling
Customer service improving ? well hopefully
Fees increasing, reassuringly expensive?
New Mortgage revenue to help offset falling instructions?
Lettings revenue to increase with rapidly improving customer service ?

Check out the reviews for agreed.co.uk in contrast.. if I were Purplebricks, I’d spend the remaining cash on buying agreed.co.uk, and rebrand to ‘agreed’ and use their system without 800 staff or however many it is. If someone is needed to show buyers around then that can be a new job for the EPC guy or the Inventory guy. If someone is needed to value the place then the RICS offer that service already

I booked a valuation using your online service for 3pm today. I received email confirmation of this appointment but your agent did not show up. I called your agent whose voice mail stated she was not working today and to call Kelly, which I did. Kelly’s voice mail stated she was on annual leave and to call and 0800 number. I rang this number and the voice mail stated you are not open!! What truly bad and disgusting service for a new potential customer!!

We put an offer on this property January 2022, we finally moved in October 2022! Purple Bricks have just emailed me to congratulate us on our offer and sent details of seller etc. Almost a year after offer was made and three months after we moved in!!!

At least there’s been no more bad news since the last…No new resignations for example. …….and people still have-to move. There’s still a shortage of houses…..Add in overseas buyers to the mix, plus better weather longer days ?

The secret foxt tip hasn’t worked out too well tbf. So far anyway. So much pessimism for 2023, yet no-one knows what will happen in the market really. There’s a consensus on global warming too.

Of those 18k, only around 9k are currently for sale this year, and nearly half of those have been reduced in price. ….and TrusPilot reviews suggest to me that some of the houses listed for sale are not for sale……..

Tbf, the consensus got it a bit wrong for property instruction predictions for covid.

Purplebricks current inventory is just over 18k and shrinking fast

The concensus opinion is that the total no of instructions will fall below 900k in the UK for 2023 so no help there.

I've had first hand experience of purple bricks. They valued my mums house at 450k, and in the end we had to accept a cash offer for 350k. Buyers coming to view the house was saying it was too expensive even at 385k.

Look for U.K. housing transactions to fall 2/3 in 2023.

The market will be tiny during the slump, most notably chains will fall through as prices plummet, and potential buyers walk away.

The day prior to exchange will generally see another 10% knocked off the price, to protect the buyer.

December looks to be yet another record low in fresh listings and wont be threatening 1300 H2 will be lucky to breach 16500

Unlikely to be more than £20m in the Tommy at the end of the FY.
