I often had to change the online val to reflect this as otherwise buyers would question why we had a £100,000 or so difference. Tech is only as good as the input. | agentlets | |

I see that RightVal etc does accurate enough valuations, so what else is there to do other than be polite and respectful (to not get a negative review) ? 12/1/2023 11:25 | I think when we all say online we get confused because all agents both high street and remote are all online with access to the same marketing. For our purposes I'll describe online agents in the PB space. There is definitely a market for PB type business as the numbers tell us but it's still no more than 7% of the total market. I can't think of any who have made real money. For online agents to prosper they have to have a level of real customer engagement and back office service but for that you have to charge a decent fee which I would put around a minimum of £2,000 for most parts of the country, that's where PB have fallen down. Most agents have to sell 2 houses just to pay RM/zoopla bill advertising bill. Selling a what is potentially your biggest asset is in a different space to buying a sofa online. The average sales chain involves 3 houses, takes 12 weeks, dealing with potentially 12 different buyers/vendors, survey, solicitors. So much that can go wrong with no human contact. I couldn't count the amount of sales that would have fallen through if buyers/sellers weren't reassured in some part of the process. | agentlets | |

11/1/2023 12:41 | Having been in the industry for many years, I've watched the soap opera of Purplebricks with great interest. These sorts of business's aren't built on solid foundations ie organic growth. Money gets thrown at marketing in the hope that enough people flock to their banner and share goes up. These so called online disruptors have all come and gone, Tepilo, House Simple, Emove, Boomin etc etc. The bosses at PB have only just realised that you can't do Estate Agency for a £1000.00 fee. Putting their prices up is far to late in a bad market and they are now no cheaper than a traditional agent in most parts of the country, But at least the Bruce's made a few quid out of it. | agentlets | |
