Online Vals can’t tell if a property has had a big extention or has a £50,000 kitchen compared to the house next door unless its been sold and on land registry. I often had to change the online val to reflect this as otherwise buyers would question why we had a £100,000 or so difference. Tech is only as good as the input.

Must be nice to have an online valuation tool as a quick cross check tho? Some sort of starting point. I was impressed with RightVal demo which helped me to form an opinion on the opinions of the local estate agent’s valuations

I’d never trust an online valuation only if exactly the same house inside and out, on the same street and sold within 6 months of baluation. You can change the online valuation yourself, well agents can at least.

Why can’t they get the customer to be their own local property expert? It’s not difficult to follow instructions online and verify an ai valuation and look at comparables……..Then the customer can review themselves?

Looks like all you really need to do as a LPE (to not get a negative review) is turn up on time, reply to emails promptly and answer the phone when it rings? I see that RightVal etc does accurate enough valuations, so what else is there to do other than be polite and respectful (to not get a negative review) ? The PB guy that I met with was on time and faultless, and the valuation was fair enough. No complaints there.

I can't help seeing 450 instructions per week being a good thing. My local agent was selling one a month at one point. So I've not given up here just yet.

Morning wad….I can kind of understand if trying to get bad reviews removed, but only if they are also trying to deal with the underlying complaint? Doesn’t really sound like it in that example what with the ‘pleading̵7; I guess. How are they allowed to use full names tho on TP…seems very unfair for someone say moving on to a new job elsewhere

On flip side, nice to see local support …..two positive PB reviews from the same person (about 2 pages in) who coincidentally comes from Birmingham.

They have a member of staff whose sole job is to get unfavourable reviews removed. Looks like they have gone in the latest round of redundancies

Placed a neg one very earlt on and someone rang me desperately pleading to get it removed

Unfortuantely it is much worse than that .

So far fresh instructions down over 35% YOY .They must be losing mnoney hand over fist. Cash will be below £20m by May

It's clear from the recent spate of T/Pilot reviews servieis suffering due to the redundancies

This ship which has comnpeletly lost its way and requires not only a new Captain but all the officers immediately below

I think when we all say online we get confused because all agents both high street and remote are all online with access to the same marketing. For our purposes I'll describe online agents in the PB space. There is definitely a market for PB type business as the numbers tell us but it's still no more than 7% of the total market. I can't think of any who have made real money. For online agents to prosper they have to have a level of real customer engagement and back office service but for that you have to charge a decent fee which I would put around a minimum of £2,000 for most parts of the country, that's where PB have fallen down. Most agents have to sell 2 houses just to pay RM/zoopla bill advertising bill. Selling a what is potentially your biggest asset is in a different space to buying a sofa online. The average sales chain involves 3 houses, takes 12 weeks, dealing with potentially 12 different buyers/vendors, survey, solicitors. So much that can go wrong with no human contact. I couldn't count the amount of sales that would have fallen through if buyers/sellers weren't reassured in some part of the process.

Having been in the industry for many years, I've watched the soap opera of Purplebricks with great interest. These sorts of business's aren't built on solid foundations ie organic growth. Money gets thrown at marketing in the hope that enough people flock to their banner and share goes up. These so called online disruptors have all come and gone, Tepilo, House Simple, Emove, Boomin etc etc. The bosses at PB have only just realised that you can't do Estate Agency for a £1000.00 fee. Putting their prices up is far to late in a bad market and they are now no cheaper than a traditional agent in most parts of the country, But at least the Bruce's made a few quid out of it.

Uh oh…….looks like a surge in seriously negative reviews on trustpilot. Also Click on the ‘Read two more reviews about Purplebricks’, just after the first 3 reviews……;..And on the ground the sales lady at a new build development looked like she’d seen a ghost when I said that I was considering using an online agent. “Please don’t” she said, then went on to give examples.

….just a dark thought on all the new car sales up 18% in Dec, ….could it be the remnants of covid inheritance money sloshing around the system ? Nobody ever seems to mention that
