Agree - and you're investing in the very limited commodity of UK land.

That's a cheap, relatively safe investment imo. Income funds and Capital Growth funds would find this attractive imo.

And directors buying heavy at this level.

Commercial property has suffered: now it is yielding well and we're at or near the bottom from a capital value perspective, so it's no surprise that these are moving up. I'm in and staying in.

Commercial property in the UK is ahead of elsewhere in respect of price declines: looking forward, yields are rising based on current capital values so this alone should encourage higher valuations, even if we do stay in a recession for some time longer, which I think we will. Higher valuations with a good yield and a discount to NAV should encourage the share price to rise, and certainly should support the current price which is more than can be said about a lot of stocks out there.

Hammerson confirms letting at 60 Threadneedle Street

Hammerson has confirmed it has achieved its first letting at 60 Threadneedle Street in the City of London to Talbot Underwriting as revealed by Property Week.

Talbot, a Lloyd's underwriter, has signed a lease for 42,150 sq ft on the 7th and 8th floors of the building, paying £44/sq ft on a 15 year lease which includes a 42 month rent-free period.

Well, I'm back. Commercial property is still not out of the woods, but who is happy with cash on deposit or in gilts, with quantititive easing especially spoiling the party for the latter?

I've taken a small position for a long/longer term hold. IMHO the downside now is limited whilst the upside is aided by the dividend whilst waiting.
