It's a mix use building with a long lease shop (still paying rent) and a very large 4 bed above so lots of living/work space so OK with lock downs. It's fairly central so tenants can walk/cycle into Central London and shops, tube and open space seconds away. O/T I get close to 10% return on a London based rental. Had it about 10 years and never had a void. 15/10/2020 11:48 | #Terropol, yes Euro projects do come under a different tax regime, but IMO the more mileage you have between your projects the more aggravation it is, add in language barriers, tenants, agents, tax regimes and the fact we have now left the great Euro project which could result in further complications and I went off that idea faster than the UK idea..! Euroland do not have an ISA opportunity, I try to spell out to people the advantages but often get shot down because you 'can only put £20K' in each year, well this is true but after 20 years the results of annual top ups, tax free compound dividend income and capital gains are quite another matter, and some non believers have missed that window of opportunity.. Meanwhile my recent additions here now adding up nicely, we could see 100p and I will add again for what could be 10% with the special dividend .. :o) | laurence llewelyn binliner | |

The project is in Germany not the UK, And over there for most property investments is tax free if you hold for 10 years. In any case told him the yield is to low even if money can be financed at about 1-2%. He would have been better off sticking a couple of M in here....and get the same return he will be getting for the close to 10M over there. | ![]() terropol | |

15/10/2020 10:44 | #Terropol, off topic but the buy to let interest only private property rental model has fundamentally changed now that mortgage interest relief is gone, and you only get a 20% credit of the interest element to offset against earnings, add into that any maintenance needed over a year, the dead month between tenants and white goods failing.. With a 3/4/5% yield unless you own it outright you could be losing money every month after mortgage payments and income tax on the yield, usually at the higher 40%/45% rate as it gets added to any other salaries, returns are reliant on any CG instead, and I do not see much CG coming any time soon after the SDLT holiday closes.. Business owned property makes more sense from a tax standpoint, but then you are paying 3 or 4% on the money not 1.25% .. All things considered, it is too much aggravation for little or no return short/medium term, if you can build a decent wedge inside the ISA and get 6/7% on it dividend and CG tax free then that is a very much improved proposition.. :o) | laurence llewelyn binliner | |

15/10/2020 10:22 | A friend of mine just invested a large sum in a property yielding 3% gross, he then has to manage it and hope all the businesses there keep paing the rent. I am much happier here getting nearly 7% yield on todays quote and managed by The company Directors that haver a direct intrest. The word is BARGAIN. | ![]() terropol | |

15/10/2020 09:52 | Wan the simple solution to the war is for the international community, especially Russia, simply saying to Armenia give back what belongs to the Azeris this could be done and Azeris would stop however after 30 years of discussion it is clear nobody wants to follow international laws so Azeris have no option. They will talk but only if the Minsk group actually has someone on it, Turkey, that wants to actually give the land back to Azerbaijan as the current composition of the group clearly don't want anything to change. I can sympathize with the Azeri position and can see there is no solution until the balance changes to give them back their lands in negotiations, or until they have been stopped militarily. And in the UK where all government covid contracts appear to be given on the basis of who you knowI would be very hesitant to say that there are better ways to run far off countries that can be easily implemented.
