gbh2, mine range from 1-6, I have to be up at 6 most mornings but love taking them to school & nursery, I hope I live long enough to be taken to the pub by them! If not they can certainly have a good drink on me when I'm gone, at least I know they will have a very secure future.

Most lawyers seemed to have turned a blind eye to fake-freehold fleeceholds not property informing clients of the horror. Same with estate agents. They know what’s going on but turn a blind eye in favour of their fees ?
Mass legal action against culpable lawyers required ?
Read the TP1 land reg doc for your so called freehold. Generally they are horrific. Imo only

Gbh2, I have always invested for fun & the long term, even though I am retired I still seem to be as busy as ever with other business interests & my property, taking the grand kids to school & my small holding so not enough time to trade & TBF I can't be bothered,I don't need any more money than I have got already & that is to much! but as you know my main investment here was between 30p & 37p so with circa £1.20 of dividends this share owes me nothing anyway, I am more than sure that all bad news is built into the share price at the moment & that any small bit of good news will propel the share price, but you never know what the market will do next, they like me tend not to be keen on labour, but as its an almost dead certainty that they will get in to power I am surprised that the markets haven't tumbled, perhaps like me they are fed up of the conservatives do nothing for the country, not that labour will do any better IMO!

Lost sales have to be clawed back by offering ever lower prices, to tempt buyers.

The Fleece hold issue is slowly becoming known to prospective buyers, solicitors are now having to point this out to those buyers who then , rightly, run for the hills.

Btw, I'm a little surprised that the hopelessly optimistic bullsh1tters here are not getting over-excited about the quarter-point drop in mortgage interest rates from three lenders today. It is of course too little and too late to make any difference to new house sales this year; maybe that's why.

jugears, I'm far too old for long term investment, that said, I hold a ring fenced number of TW & LLOY for our grandchildren and the rest of each holding is traded, for best dividend options elsewhere.

I must be doing something right because my portfolio is a hundred fold more than I started with in 2004 :)

imo investment and trading are very much age, free time and knowledge related, which is why I find little need to attempt to persuade and or listen to others that whine on in a negative vain.

However, as mentioned before, I do appreciate the whiners keeping the TW thread well up the advfn BB.

The slow shareprice drop here is getting set for the reveal from Barratt on 10th July on just how bad the slowdown and profit collapse has been this summer. Expect further falls into the 130s over the next few days and then the 120s in July.

Glad to see jugears getting a bit more realistic in his expectations. All that talk of 164p and 180p has evaporated and as Joseph has pointed out, even as one of TW's most stalwart investors, jugears doesn't think it's a good idea to buy the shares at this level.

Sickly as all hb' simultaneously said production would be cut by a third then I think it would be a bloody miracle if they don't all report that sales & profits will be down,as expected already by the markets. It pays not to rely on dividends, I suspect if we get one at all it will be circa 1p maybe 2p I think it very unlikely to match last year, will just have to wait & see, my 500k is sitting waiting to invest if the opportunity comes up although IMEO this is already well & truly inbedded in the share price.

I expect updates from HBs due next few weeks will show similar slowdown, lower sales as others have shown.
The outlook and divi changes are worth noting.
