What if you're an equity fund manager suffering withdrawals, as they all are (c.34 consecutive months of money leaving the market), & you hold AGR already?

Other than small political risk - and further out, interest rate/debt risk - AGR looks a gimme to me, certainly around 40p. For income, rather than much capital growth - ZIRP is dead.

Surely if you are an equity fund manager you should be loading up on an 8% yield that can double back to its all time high? The dividend grows each year also which gives it another wind.

I've been waiting for sub 40p for a little while now, so suppose I have to take some now!

Though like many, many, others they seem a weak market with boatloads of sellers, so unlikely to be much forward progress any time soon

Below 40p is a gimmee for me, put 150k into Junior ISAs.

Good luck holders - AGR never going to shoot the lights out (broker targets seem to be around 51p) but shouldn't get cursed on my deathbed either.

Yep i'm with you ...as has been pointed out subsequently it seems to come down to providers ...the one I use AJBELL means the dividend is received in those case without any need for me to worry about the 'REIT' tax

I hold reits with ii and always get my dividends in full without 20% taken off. There doesn't appear to be consistency between providers on this.

Bedtime I have Assura in an ISA too however by what I gather by reading the article shared by Grahamite, a REIT pays 20% withholding tax before distributing PID therefore it has to be claimed from HMRC by you. What you don't pay from your ISA are capital gain tax, which is a different tax. Calculate your expected dividend by multiplying 0.82 by the number of shares you hold and check if you received the dividend in full.

If Barclays is claiming the tax back for you, they are going the extra mile. My tax deducted is dealt with in my tax return.

I added some more today as the stock looks a bargain at current prices taking a long term view. Of course it may get cheaper but then again it might go up lol so seems a reasonable buy at just over 40p.

Do you guys pay 20% tax on this REIT? Barclays did it for me, and now they will claim it back from HMRC. It is going to take 8 weeks, but I can see it taking a lot longer. Is it the same with all platforms?

Who knows what the inflation data will be but remember it is out tomorrow. Need to factor that in if you are trying to save a penny or so in buying in ect.

Tricky isn't it, particularly when there's a good (WW3) reason why everything may get cheaper. Can think of worse homes for the new ISA allocations tho.

AGR - 22% discount to 30/9/23 NAV - 8.1% yield
PHP - 16% discount to 31/12/23 NAV - 7.6% yield

Interesting posts EI and SpecI'm a holder of AGR and some of the stocks mentioned ..I'd add normally at these levels, but probably like u think even cheaper is possible/probable...so sitting on hands at mo

API and SHED look the most interesting to me atm. Although I hold both, I prefer to consider more cautious views.
Not precious about any stock I hold

Agree there is plenty of choice available atm and also have tbh and say gilt yields are going travelling in the opposite direction to my expectations - at least for now.

EBOX also worth considering, IF available a little further down.

SUPR on a watch list to buy. Traded it a couple of times YTD

Thanks @Hope1815 - I struggle to differentiate them. Both are constrained on development due to very high debt loads, both with decent secured interest rates on that debt. Some GE risk, but the mood music is all favourable - Labour will need to encourage more private capital, not less.

Struggling to sit on hands with AGR but I don't want to buy back in until it's testing those sub-40 lows again. Plumped for some SUPR, & an average on CLI, instead this morning.

As ever lately, it isn't that something isn't cheap - confident AGR is - it's what else is cheap/cheaper.

Others on the list include SHED (which would be an avg) and EBOX (which is another "sit on hands and wait for retest of lows").

I can't believe Barclays paid 20% income tax on my dividends from Assura in my isa... Because it is a reit... Not they have to claim it back from HMRC. Do other platforms do the same? I am thinking of ditching Barclays. One disappointment after another.
