I think they sold all of their shares. The large trade was approximately the same size of their holdings. As for the buyer, perhaps the order got filled in the market possibly explaining the drop from circa 20p to 15p and no buyer's RNS.

The problem with that analysis is that the value of the sell ‘matched’; the value (monetary/percentage terms)of Kestrel’s interest.

Also in the report. We can see their voting rights prior to the report but not after.

The Kestral holding was reported on 2 January 2018 at which point the share price was 105p. So they have taken a big hit.

If Kestrel sold all their shares to one person/entity, shouldn't we know who that is through an RNS?, Its a sizeable % or am i missing something here ?

Rockafella, what makes you think Trakm8 would not have been a good tenant? Did it not pass due diligence (and I do not mean the share price and associated forums)? Thanks and welcome.

Update: I would like them to sell the building and move fully to Coleshill - to me they are only keeping it for the Cowley's (I have no evidence).

As in most commercial lease tenant pays for all repairs delapidations and insuring so for a passive investment it would have suited me

I can see your reasons for pulling out rockafella. £34440 pa on something costing £510,000 gives a yield of 6.75% per annum. Then presumably you're in hoc for all the maintenance. There's probably much better risk/ reward opportunities out there.

These types of deals are a pretty common way of raising cash. And Trak certainly needs cash. That said, I don't blame you for backing out of the deal.

Should add the property is not under offer at £470000.The under offer refers to my offer at £510,000 ( ie offers in access of £470000).If you refer to the selling agents website the property is no longer listed

There does seem to be a fair bit of property there for £510,000. Under offer now at £470,000 so someone's knocked them down £40,000.

True i have only just arrived but i have been following the thread for a few days purely out of interest as i needed to comfort myself that i made the correct decision to abort the purchase ( the agreed price was actually £510,000)I thought i had carried out satisfactory due diligence and was reasonably happy with the results.I made one final check prior to exchange and to my horror i discovered the share price had collapsed a few days earlier.I am a director alongside my wife and chidren of a property investment company and thought my input might be useful to others on this thread
