Puffet - looking at the chart on the top of this thread, you have at least seen a return in the last 2 or 3 of those 4 years. As always, this is about entry level.

I have sold out over the last few days , just got fed up holding this share ( 4 years) and there are better opportunities elsewhere I feel.
Based on my previous selling then expect the price to rise substantially over the next few months.

I wonder how the government's new policy on taxing empty business premises is going to affect Artisan.

I watched the BBC Parliament programme a few times in the last few days and it seems they intend to tax any empty business property at the full whack if it's not re-let within 3 months.

The opposition is trying to get an amendment through to extend the period to six months but even that isn't very long to get past the change of use red tape from the planning lot. V.

Investment property strategy

The Board announced in its trading update on 16 February 2007 that it was
examining the possibility of utilising its in-house skills to re-establish a
property investment arm within the Group. Following further review, the Board
has decided to pursue this strategy and hold selected properties from its
ongoing development property portfolio where it believes the covenant of the
tenant, possibility for further development or medium term asset appreciation
will provide scope for additional attractive returns to the Group over the
disposal of the property on completion. It will also consider selectively
acquiring third party properties where it believes that there is similar scope
for attractive returns.


The financial effects on the Group of retaining selected properties will
primarily be an increase in borrowings as these properties are financed and a
rise in related interest charges offset by a rental income stream. Recognition
through the income statement of the revaluation of the property at the point of
completion as opposed to the recognition of profit on sale, is expected to have
a broadly neutral effect on the declared profit on ordinary activities before
taxation of the Group. In respect of the transaction announced today, more
details of which are set out below, the revaluation surplus is expected to be
reflected in the Income Statement with some contribution in the 15 months to 30
June 2007 and the balance in 2008.


As the first investment under this policy, the Board of Artisan is very pleased
to announce that a major forward let of a 36,600 ft2 industrial unit has been
secured to Black Teknigas Limited, a subsidiary of Watts Industries Europe BV.
The agreement to lease is in respect of a bespoke unit at Colmworth Business
Park, St Neots, due for build completion early 2008. There is provision for the
development of an extension to this unit of 18,500 ft2, at the tenant's, option
over the next 5 years. Further details of this forward let are set out in a
separate announcement also released today.

The revived investment strategy in commercial property, and perhaps mixed
commercial/domestic buildings, certainly has my support (at the present time).
I would prefer to see funds raised through an issue of new shares in the near future.

Eight years later and £1300 the lighter I too say goodbye, hardly to an old friend though. No negative feelings as to ART's future prospects, just have more faith lobbing these funds into WNG to recoup this loss in speedier fashion.

Brian - That trade was not mine, but I did have some sells on/around that very day. I think you have rightly called that 50k trade as a buy. Either the MMs are accumulating, or other large buyers are stocking up, or both. I believe that this all bodes very well for ART and for its holders. In my case, I just have one less matter to monitor right now - which is very helpful at my end. Time will probably show that I exited prematurely, but these are the risks one has to measure when moving on. I do not rule out a return. Best wishes, steve

SLL-Steve, sorry to see you leave us, and I agree that the interest rate outlook is also giving me concern for the direction of the share price.
As a matter of interest, was the trade I referred to in post 1525 your sale?
I ask because it seems from the history of trades since consolidation that the market makers are taking all the shares offered to them and accumulating.
