08/3/2024 16:48 | Thank you everybody konradpuss for getting the ball rolling. Helen, I read that,too, a while back but I think they keep changing their tune see above fitch report. I have more or less said what konrad has except not ten year. It's complicated by the fact that she is going through a difficult divorce, her spouse is trying to spend all the money and has popped off for a holiday abroad for some weeks. Vaneric agree we are mortgage free. I would like to pay off some of her mortgage despite the fact it would benefit him but not everyone agrees with me. Tricky. 08/3/2024 11:56 | My first house mortgage started at 4.5% and quickly moved up to 6% so I increased my monthly payments and in the end paid it off in 9 years instead of 25 the increase came off the capital sum so the interest part reduced quite fast. You have to watch out for some contracts that tie you in to not over paying the monthly amount. My daughter's first house mortgage started at 6% and rapidly rose to 17%, the house fell into negative equity but she just rode out the time and in the end the house values increased to such an extent that she came out with a sizeable sum. | vaneric1 | |

08/3/2024 07:49 | hazl, advise her to go for certainty. I have always fixed and have looked stupid sometimes, however I had certainty. If she does fix, try and find a ten year fix. As we know 25 year fixed mortgages are the usual in the USA. This, I am told, is helped by the existence of Fannie and Freddie. There is a big swaps market so I really do not understand why the UK banks and Building Societies cannot offer such. Anyhow I am sure Subperior our board 'supremo' will proffer better advice than me - probably after a large Tesco 'fry up' breakfast. | konradpuss | |

That I wouldn't bet on. Although there will probably be some election interest rate cuts by those independent Central Banks. I think it's all ready well and truly in the price. I will be having exactly the same as last time Full English breakfast, I choose large over the standard, to accompany that I have two portions of chips. A choice of fried bread or toast, I always go for the toast because fried bread can be fattening. Swilled down with a medium Latte It's very good value! 05/3/2024 22:37 | Am I right in saying that the new rates take effect FROM 28th April and not in payslips on 28th April. The national min wage comes in at start of April, so the pay till 28th will be below the new £11.44. And they cut the Sun o/t rate from 17% to 10%. The only reason they gloat about their rate inceases is because they have to increase because of NMW and other supermarkets paying more.
