Any investor with half a brain will know that this is a perfect buying time, Interest rate increase or not TW will be pushing the £2.60 Mark next year,Interest rate rises will be so slow that they will be virtually unnoticeable & doubt whether we will ever see interest rates back to where they were. Today it was inevitable that the markets would fall,We have our heads so far up other country's back sides that the uk can not make its own decisions, You would really have thought that with today's CBI report the uk could make its on lead but no we have to follow like lost sheep, This is all over exaggerated to make the nervous investor sell,From 34 years experience my policy is to buy in situations like this & not sell.

My daughter is buying a house from T.W. and she wants to move in asap, hopefully by end of September. All houses released on the site have been sold, enquiries every day to sales office. Plenty of people waiting to buy around here.

TW my only house builder now, approx 30% of my portfolio, I think PIC will go before I part with these.

Sold the rest of them now. That leaves me with just 14% of the portfolio still in housebuilders, mainly Crest Nicholson but some in Barratt.

JUGEARS - on what basis double over the next couple of years? Seems already somewhat high against book value. Taylor Wimpey seems roughly fairly valued to me. I think the shares are just correcting after a very strong run.

Well the "holding up well" bit is why I sold some. Housebuilders ought to benefit in a sense because the China/commodity concerns are pushing down inflation expectations and pushing out rate-rise expectations.

But if the sell-off does worsen (and of course it may not) then human nature is to sell the winners first isn't it? And to some extent I think that goes for funds facing liquidation needs to meet redemption demands as well as for private investors.

Tw holding up extremely well considering world markets & usually in the summer all shares fall. I now expect these to add at least 30-40% over the next 12 months & double over the next couple of years.
