It's good practise to take profit along the way especially at times when there's likely to be a drawback of the SP, there's plenty of opportunities out there just a case of spreading the risk imo.

Well I'm banking on it dropping less than the div amount when it goes exd. Hence keeping as outlook certainly for next 12mths looks rosy. Any thoughts, or better strategy?

Why would anyone consider selling this? The next few weeks will prove a great topping up opportunity whilst still collecting the special divi. Just look how PSN performed after paying their 95p divi a month ago, well back above the original price when she went ex div. I will hold through the divi and have another £35K to invest next week once I see how far she falls.
I am looking at this reaching 250p before the year end and that is a very conservative view!

Looking at the last two months TW seems to be ahead of the remainder of the field imo.

Edit: Over the year the TW share price has increased 85% whilst the others have around 64%

Sold just over 1/4 of mine at 192p. I hope they have further to go but I felt I had to take some profit at these levels. Housebuilders still make up 20% of my portfolio, with a weighting towards Crest Nicholson on the basis I still think it has some catching up to do even after the recent run.

The market is top heavy, builders have had a good run and a pull back is inevitable imo, I'm putting cash aside for something like 5%.

JOEMILLION, 10p fall is not big from here , circa 5% and that's the divi so it will open that amount down the next morning, then I expect to see selling from funds and institutional investors. Personally I wouldn't worry at 20p down from here considering the NAV its still a very good price. Your £2.50 is achievable
although I think it will be around this time next year and the next big divi.
But then WTFDIK I never dreamt we would see these levels this soon.
I wonder what TAFEE thinks of it all. GL

loving this share i picked up at 163p have it in my SIPP more than happy to hold this long ted, the special divi is going to my average price right down.

Bring on €2.50 plus.

Thanks gbh. My working hypothesis is the upwards trend will continue and we won't see a big fall (10p or more) come ex div as buyers will remain in control. I could be wrong and in reality it is anyone's guess. Regardless of this I am confident we will see £2.50 plus by the year end which is more important (to me) and the bigger picture here for longer term holders I imagine.
