30/7/2024 17:46 | Btw, if you want to know when the housing crash will occur, it'll probably be when interest rates go up, perhaps to as little as 6%. Crashes are not usually caused by one event - there are usually contributing factors that come together unexpectedly to create a crash. I think we are seeing the conditions for a crash being created - 1. landlords divesting in large numbers; 2. dramatic increase in cost of mortgages; 3. new supply (govt mandates) into an over-supplied market. This COULD be enough on its own. The new builds have to actually happen though. Everyone here is keeping an eye on house prices, and I think the price curve will be the obvious indicator that a crash is imminent if price falls begin to accelerate. Back in 2022, TW said that they were 'laser focused' on building 17,000 to 18,000 houses annually. At the end of last yr, they said maybe 9,500. Despite this dramatic miss on production, the share price is at a two-year high, hyped up by talk of new house-building targets. Let's see how close the business is to hitting any target. Btw, I spoke to an estate agent friend today who told me that landlords can barely net 4% yield on rentals; the govt has removed all incentives for private rentals; landlords are spooked about the loss of no-fault evictions as a means to move tenants out; and that as a consequence, they are selling in droves. There's a glut of property on the market and few buyers. I'm beginning to wonder if pyramid-shaped houses might be popular. | danvandan | |

However I've had a ring fenced holding here and in lloy, that I've not touched in 18 years, as for dividends, I pass them on to our kids :) | gbh2 | |

I bought my largest & original investment @30-37p, reinvested all dividends & specials until 2 years ago & still have them all, I bought @98p & sold half at £1.80 & still own all the rest & then bought a large junk at 89p again I still own all of those, plus a few 10k purchases below 1.80, my 500k has earn't nearly £50k in interest in the last two years & I only ever had the intention of investing 500k circa £1 it didn't go back there so I will hold my hands up & say I got it wrong,that said I've made £4 a share on RR instead so its swings & roundabouts, the chancellor cutting spending doesn't bode well for their 1.5 million housing target, looks very much to me that this housing shortage is going to go on & on indefinitely, once interest rates start falling I can see house prices rocketing, I reckon we will be back to special dividends in no time at all, not being funny sick but I would like to bet that I have made 10 times more money here than you & your buddies have ever made, I think its very unlikely that you gamble large sums of money, at least paying for shares you don't need to worry what happens short term & are guaranteed a return on your money if you wait & if you don't & need the money quickly then you may loose a bit but that's investing, I don't borrow money & I don't gamble either, I don't need to invest I have a very good income stream without, I'm not greedy either as I have said that 500k has already earn't nearly 50k in interest, I invest for fun & always have, its just that now I can invest large sums of money,although I never invested less that 20k as I never saw the point of investing less than that & Ive also made a very tidy sum out of Rolls Royce half of which I sold so not only have I paid for the shares I have also received a good profit & still own half that are fully paid for, I have to admit I don't really know how shorting works & tbf I'm not bothered either, I am quite happy being a long term holder & Tw will go directly to my grand kids anyway.
