Problem is, perhaps word is finally getting out about Taylor Wimpey and other house builders “scamming” buyers with uncapped estate management charges, as one MP described it here ? :



I tend to disagree because at least TW are upfront about the fee in the rightmove add. Would be better if they also wrote that it is an unregulated and uncapped fee that could potentially harm the value of a house in the future?

Reported shorts mostly down today EXCEPT for house-builders; Alliance Bernstein increased their short on Barratt, and Marshall Wace increased their short on Crest substantially.

A bounce here - fuelled in part by several down days and a puff-piece about advertised prices for houses on Rightmove staying more or less flat on the year - ebbed away towards the end of the day. We may have seen the peak price for TW this year. Mostly bad news ahead now - low sales, low profits, reducing dividend, disappointment over interest rate cuts that never seem to arrive, more profit warnings from the sector.

I reckon the bulls here will be half right about £1.80 for the sp; probably just £1. Maybe 90p.

When we challenged the Southwest MD through their complaint procedures, we just got fob off and didn’t respond to their own Developers Management Agreement. I now intend to take my complaint back to Redrow CEO.

Bet builers could prob knock 50k off the asking price of some of these hutches and contribute 5% to rate-reduced mortgage and pay the stamp duty, and still make a 3% profit ? As above I guess.

Builders have hit the buffers, margins are being squeezed, more to the point, cash flow issues, force sales at discounted prices.

However this is start , just watch Labour 1/2 land values to get more houses built, at construction margins of 3% , not the old 15% - 20% the clowns here are expecting to continue.

Is this the same EX8 postcode where a 2 bed apartment was listed in Nov at £125k and eventually sold 5 months later, £10k below asking price???

The same property was in Dec 2009 for £92,000 by a seller who made a huge £15k loss within 11 months!!

From Dec 2009 to April 2024, 25% up in 15 years!!! Whatever happened to properties doubled since GFC!!!
Proves you can still pick up properties for less than or near to prices achieved during GFC. Just like my friend did last month.

Labout want to put a rental cap on hardworking landlords, so why not also put a profit cap on new fleecehold hutch profits of say 10k per hutch ? Surely that would incentivise the building of more affordable hutches in greater numbers ? Any snags after exchange to be paid for out of director salaries, thereby incentivising better build quality in the first place ?

Looking as though 'some market uncertainty and affordability challenges for some customers...' in the last trading update is growing and TW is having to discount and give away margin, like everyone else trying to sell a house today - as we have predicted here, despite the denials from TW fans.
