03/6/2024 18:59 | DVD it only happens when I read your posts lol Of course earnings will be lower, I would think that as Tw announced a thirty percent production cut 18 months ago its a forgone conclusion lol , I'm sure the markets are well aware of that hence Tw's very low share price If the share price falls & you can never ever predict the markets then I will add another 500k it's going to earn me far more than a building society ever would, the shares I have are worth 5 times my total investment that's about 120 years in a building society & hell of a big tax bill If I sell any. Long term we need a substantial amount of houses & there are very few companies to build them, don't get side tracked with cost of living & interest rates that is short term , personally I think the country would be far better with higher interest rates as I doubt long-term it will have any effect on house prices & once people get used to that sales will increase, the side effect to that is the longer we build fewer houses the bigger the shortage in the future & that will lead to much higher prices, I might be wrong but I think we will see house prices rise over the next 5 years by at least 50%, one thing I am sure of is that they will defimately rise, very sad for 1st time buyers but that is the way its going to be I'm afraid. My policy has and always will be to hold long term I've bought 100's of share over the years & only lost money on Two & both of those went bust, nearly everyone has lost me money at some point(had I of sold but didn't) nothing goes up in a straight line but having patients, a lot of balls & investing only in old established british companies have paid huge dividends for me so I'm going to just carry on what I'm doing, I never invest money I need & I don't do it for income either it's just another hobby of mine that like so many has got a bit out of hand. | jugears | |

The property sites are reporting that listings are at an eight-year high. Houses are selling in much smaller numbers. I'm not suggesting YOU sell any shares. I am saying that this year, TW will not regain its previous earnings, and depending on where interest rates go and the wider economy, it might not even recover in 2025, but that is your problem, not mine. I notice that you completely fail to address any of the fundamentals - let me remind you: * TW's build volume has been drastically reduced (lower sales, lower earnings) * Build costs have significantly increased (lower profits) * Properties for sale are at an eight-year high - homeowners and buy-to-let landlords increasingly desperate to unload (more competition in what is clearly a buyer's market) * House prices are at best static and more likely falling (TW is unable to raise prices) * TW reported a 44% drop in profits last year - this year will be even worse * The TW share price has been hyped-up to a two-year high and is wildly out of step with earnings * Mortgage costs have massively increased, reducing affordability for potential homeowners (a smaller market) * Uncertainty in the housing market is deterring potential buyers (an even smaller market) All of this points to lower earnings for TW, a reduced dividend payout and a falling shareprice.
