Gbh2, I have followed your lead & filtered most people, I am not sure what their agenda Really is ??????, apart from the fact they have shorted this share & stand to loose a lot of money, but who are they trying to influence anyway?, I would never take financial or investment advice from anyone & I am very sure the mm's wouldn't be following anonymous persons on a BB board!,my advise would be never invest in any share unless you are 110% sure its a good company & have fully researched beforehand, I don't look to make a quick buck that is why I invest long term & as my entire Holding is worth over 4 Times what I paid for my shares it works perfectly well for me so why on earth would I want to sell?????,what ever happens short term Tw is Imo the most under valued stock in the ftse 100, interest rates will fall & momentum will pick up, I have know reason to expect Tw results to come in any less than expected either, so even more reason to hold IMEO!

Next government will end up forcing House builders to make provision for an estate sinking fund for maintenance of open spaces and play areas.

Fully funded by the builder.

Will take another big slice out of margins.

Great predictions beckers. A mere six and a half weeks before we find out if the first one is right. If the Bellway update is a comparable indicator, you are going to be disappointed. Keep in mind that Bellway, with similar production numbers and in the same market as TW, is saying that earnings are MUCH LOWER because they've SLASHED THE DIVIDEND BY 60%. They've also gone from a net cash position of £42m to NET DEBT OF £57M. These are NOT 'slightly lower' numbers. They are massively lower. You've been warned, so please don't start complaining on the 31st of next month.

Earnings will be slightly lower in 2024 compared to 2023, but certainly not 'much lower'.
Growth in earnings will resume in 2025.

beckers, I get it that you're upset that posters here are taking a negative view of one of your holdings. But simply calling them names really shows that you don't have the intellectual capacity to be a part of this discussion. I don't expect you to accept my argument here, but eventually, the shareprice will force you to. The more you post, the more often the bears will make their case. You are doing nothing more than drawing everyone else's attention to the fact that TW shares are hugely overvalued right now. Keep it up if you must, but you are almost certainly on the wrong side of the trade at this point. If I were you, I'd cash out tomorrow. 😊

Incidentally, the bulls here and the house-builders themselves have put a lot of store in interest rates coming down. Until just a fortnight ago, a June rate cut was widely expected from the BoE. The odds on this have dramatically reduced due to high services inflation. The rate cut meeting is scheduled for 20th June. There will, I imagine, be huge behind-the-scenes pressure on the BoE to reduce rates given that the general election occurs two weeks after. If rates stay the same, it'll be bad news for mortgage owners and bad news for house-builders.

The yanks have their own rate review meeting this Tuesday. Where the US goes, the UK will follow.

And all of those facts are borne out in Bellway's trading update on Friday:

Bellway's dismal trading update released on Friday foreshadows TW's full year prospects; Bellway will sell 31% fewer houses this year than last. Selling prices are LOWER than last year and operating profit on those lower prices is also lower by 6%. The scale of the PROFIT COLLAPSE is illustrated by the fact that THE INTERIM DIVIDEND HAS BEEN CUT BY 60% in order to maintain 2.5 times cover. Last year the business finished the year with £42m net cash; this year they finish with £57m NET DEBT. Forward orders are also lower than last year by over 10%.

I expect a very similar set of outcomes for TW on 31 July.

Regarding the wider sector, shorts on Barratt and Crest Nicholson continued to climb last week, as well as Rightmove.

I notice that you completely fail to address any of the fundamentals - let me remind you:

* TW's build volume has been drastically reduced (lower sales, lower earnings)
* Build costs have significantly increased (lower profits)
* Properties for sale are at an eight-year high - homeowners and buy-to-let landlords increasingly desperate to unload (more competition in what is clearly a buyer's market)
* House prices are at best static and more likely falling (TW is unable to raise prices)
* TW reported a 44% drop in profits last year - this year will be even worse
* The TW share price has been hyped-up to a two-year high and is wildly out of step with earnings
* Mortgage costs have massively increased, reducing affordability for potential homeowners (a smaller market)
* Uncertainty in the housing market is deterring potential buyers (an even smaller market)

All of this points to lower earnings for TW, a reduced dividend payout and a falling shareprice. TW's H1 results are due on the 31st July.

Terrible terrible terrible company. They manage services on my new build estate. I had to email several times just so they would get my name right on their system. That aside, my main issue is that after paying over £600 in service charge last year, I have received an updated bill for £76. I have emailed several times just trying to understand what this new bill is for. The accounts team was copied into the email by customer services and I was then promptly ignored by both accounts and customer services despite several emails. I can’t comprehend the incompetence. Horrible service.‘

Not sure how the market cap here is above zero tbf. Read the reviews ffs. And make certain you read the reviews for the management companies lurking behind the flowery sounding estate name. Saying that, happy to consider investing when the freehold doesn’t involve a grass cutting management company bs and an estate charge
