11/8/2020 22:14 | Sikh not all land will get planning permission & the ones that do imo will all have premium worth once planning is achieved, I don't expect any land value down grades. Sux once the bad news is out the way tomorrow we should see a slow but steady recovery in the markets, Also Tw have followed exactly the same (manipulated) trading pattern for the last 10 years, Looking at my charts, graphs, records or what ever you wish to call them shows Tw heading back up soon, anyone with half a brain can see that tw is very oversold, I expect this could fall by another 10p before bottoming out particularly when we are told the unsurprising news we are officially in recession, obviously the markets will have one big over reacted melt down, at which point I will purchase the rest of my shares & sit back & wait for the inevitable recovery as this is a once in a life times chance to buy cheap shares ,it could be 10 or 20 years before another chance like this comes a long ,its a no brainer really, well it is to me but then I can see out of the box & over that hill to whats waiting on the other side. | ![]() jugears | |

11/8/2020 21:05 | Sikh, The way I have read it is that this could take months or years to come to fruition?, Also It depends what type of land will have relaxed planning & where it is ?, I cant see builders being able to buy land at agricultural prices & say build 300 houses, Also once land becomes available with relaxed planning everyone will want it pushing the price up, IMO we could be looking at higher land prices rather than lower if the government are not careful, Looking at land prices over the last 50 years I don't think prices will come down for very long or very much, its to much of a precious commodity on a very small island, I would certainly have land in the uk than gold that's for sure ! | ![]() jugears | |

Likewise, if bear points are countered then it makes the bull case stronger.. all risk/reward and everyone will have their own person view of that. The earlier point was about whether currently there is a significant difference in prices between land with and without planning permission.. I think it's accepted that there is..
