Sikh, Not only is the data out of date but is also not very accurate either, With half the country in lock down there was never any doubt that figures would be bad, but it seems to me that July/August/September will see a vast improvement, the word recession means F all to me when I have been busier than ever, A quote from this mornings site meeting, I ask the site manager how things are, His reply, Can't build houses fast enough & can't get enough labour,(this is a large midland development)Activity across many sectors have seen huge improvements in the last 6-8 weeks (not recorded in today's figures), Lots of companies are now telling me they are busier than pre lockdown levels & others say they are financially back where they were pre covid levels ? I strongly expect Tw to announce better results than we have been lead to believe, when they next report, I also think we have seen the share price bottom out for now.

As expected, we're in an official recession. So no 'V' shaped recovery, Jugears.

A 'V' shaped recovery would have meant no official recession ie 2 qtrs of GDP decline.

So, Jug, you've downgraded from a V shaped recovery to 'shortest' recession..

It's still early days, there are still 9m furlough staff and 2m on mortgage payment hol...



Even the people in work is not a 'few thousand' here or there..

The recovery is in full swing, what they dont tell you is that it will be the shortest lived recession in living memory as well.

TW went in to the last recession with approx £1.5 billion in net debt,
in a very different situation financially entering this recession.
The recent placing also an astute move.

Sikh not all land will get planning permission & the ones that do imo will all have premium worth once planning is achieved, I don't expect any land value down grades.

Sux once the bad news is out the way tomorrow we should see a slow but steady recovery in the markets, Also Tw have followed exactly the same (manipulated) trading pattern for the last 10 years, Looking at my charts, graphs, records or what ever you wish to call them shows Tw heading back up soon, anyone with half a brain can see that tw is very oversold, I expect this could fall by another 10p before bottoming out particularly when we are told the unsurprising news we are officially in recession, obviously the markets will have one big over reacted melt down, at which point I will purchase the rest of my shares & sit back & wait for the inevitable recovery as this is a once in a life times chance to buy cheap shares ,it could be 10 or 20 years before another chance like this comes a long ,its a no brainer really, well it is to me but then I can see out of the box & over that hill to whats waiting on the other side.

Exactly, everyone will want land WITHOUT planning permission INSTEAD of the significantly higher priced Premium land with planning permission... If nobody wants the premium priced land then prices will fall...

How much of this premium priced land do the HBs hold??? How much will they need to write down the value of this premium land?

Sikh, The way I have read it is that this could take months or years to come to fruition?, Also It depends what type of land will have relaxed planning & where it is ?, I cant see builders being able to buy land at agricultural prices & say build 300 houses, Also once land becomes available with relaxed planning everyone will want it pushing the price up, IMO we could be looking at higher land prices rather than lower if the government are not careful, Looking at land prices over the last 50 years I don't think prices will come down for very long or very much, its to much of a precious commodity on a very small island, I would certainly have land in the uk than gold that's for sure !

Nothing wrong with anyone posting bull or bear points..

If bull points are countered then it makes the bear case stronger..

Likewise, if bear points are countered then it makes the bull case stronger..

all risk/reward and everyone will have their own person view of that.


The earlier point was about whether currently there is a significant difference in prices between land with and without planning permission.. I think it's accepted that there is..

We'll have to see whether prices of land with planning permission come down.
