The Company is pleased by the strong support it has received from new and existing shareholders, including a number of its existing retail shareholders via the Retail Offer."It doesn't put a floor under the price per se but it does suggest there's good underlying institutional support for the shares.Dividend?I don't think they'd of got this away so easily if TW hadn't suggested that it intended to get back to paying generous payouts when circumstances permitted.

I've taken profit from elsewhere to buy this morning, I expected the offer price to be near 140p but still had the opportunity to to bring in the offer and new shares at around 142p ave.

ftir1 - I know that, it can go anywhere. I'm just saying logically, if people will commit £500m+ at 145 in a few hours, it makes it pretty safe to assume more will buy at that price.

This is the 2nd open offer I've taken up this week and in both, the directors have purchased shares, just a case of how many I get for my cash, distribution is on a first come basis.

I have held this a number of times recently - swing trading it. Most recently not holding as it had gone too high.

When I saw this last night I initially hoped it would be an opportunity. But clearly, at 145 price for the placing, it's not, and that has effectively set a floor for the price. Opportunistic of them yes, but all they are doing is taking more cash to make a bigger business - in hindsight had they known about cv19 coming they would not have paid the special dividends and then would not be making the placement, nor making the land purchases.

But such is life and having paid the special dividend, all they have really done is get the money back to buy the land, but not with debt (which they would have had if making the same land acquisitions without the placement) but with equity, but at a price that effectively does not dilute. They didn't need to do it, they chose to - they could just not buy the additional land.

For a shareholder it strengthens the business hugely.
