Sikh I am busier than pre-lockdown levels ,I have not said this about Tw but would say that now they are as busy as pre lockdown, My understanding is that the 500 million is purely for future use, land purchases etc & ramping up production when the need arises, & lets face it sitting on land is better than money in the bank, Look at it further down the line, Cheaper affordable land now bigger profits & dividends further down the line, For whatever reason Tw seem to have had a recent change of heart as to how large its land bank needs to be, I do not think this will impact on when or how much dividend will be paid & still expect a dividend around Christmas. | ![]() jugears | |

17/6/2020 18:12 | To support the long term sustainability of the business, and as a precautionary measure given the uncertain outlook at the start of lockdown, the Company took the decision in April 2020 to utilise the Government's Coronavirus Job Retention Scheme. As of 1 June 2020, all employees have returned from furlough and accordingly the Company has stopped its use of the scheme. Given the resilience in trading and strength of the business, the Company intends to return the taxpayer funds utilised from the Government furlough scheme. The above says it all, I will certainly be filling my boots here. Not bothered what te short term brings TW are one of the best ran companies in the uk, Thinking ahead & boyond that's just my sort of management. Sikh what is your problem? we all have short term uncertainty at the moment but if you look at everything that MIGHT!!! happen negatively whats the point of living You need to think & plan ahead & take some positives from that, I don't really care what happens in the next 2-3 years I look to the future when Tw will be £5 & the likes of Lloyds will be £2.00 & it will come eventually , Even if it takes 10 or 20 years its still better than money in the bank. Tw. are obviously planning to buy more land for the future & that to me is a very positive & timely attitude, Despite the current climate I only see good things long term here. | ![]() jugears | |

The company says completions will be pushed into next year and even then capacity in 2021 won't fully rebound to previous levels. Doesn't sound like they are confident for this year... "Notwithstanding the near term ongoing uncertainty for consumers caused by the COVID-19 pandemic and the exit of the UK from the European Union, which may lead to increased unemployment and lower consumer confidence, the fundamentals of the new build housing market remain strong." Looks like the company also see Covid19 and Brexit as providing short term uncertainty.. 16/6/2020 23:19 | Jug, having started life as an employee, then later started a company... not on your scale mind, but effectively was bought out... For me, it was never the same, not the controlling party and not the same vision. It's hard to keep your head in it. Retrospectively, the mind set would be better to let it go in your mind at the point of sale and maybe agree to a fixed hand over period. Then drop it. Easy to say, but make sure you are done with it mentally before you sell. | ![]() 1carus |
