The market is driven by liquidity not simple demand. The U.K. population could double but if folk aren’t working or earning enough to borrow enough to buy a property (like the London market for the past 20 years for average U.K. earners) they won’t buy because they can’t buy. The only market response will be a rapid reduction in property prices.

The only true argument a bear has is population decline or credit markets completely freezing up for a long time. I do not believe the first will happen and the second will be shortlived imo.

Take a chill pill and relax. This month won't be much fun but recoveries will occur...and then recovery will happen. Unless you want to bet on the end of the world. Nobody's won that bet yet. And to be honest you will neither need not be able to collect the cash if you win it.

Bricks and mortar always wins. This is a nation obsessed with house buying. Take a longterm view, folk will always need shelter and food (and bogroll). So government will do everything it can to prop up housing - I predict they will go for broke and pull out whatever stops they can, even create novel funding methods (like help to buy some years ago) to prop up housing. Too many vested interests so they will not want it to do any serious damage to it longterm.

Thats a good analogy, I like it, but as a casual observer and not a holder I remain fasinated by the blinkered vision on some threads, I may buy and hold this for the long term one day in my SIPP, its on my watchlist, but IMHO there will be blood on the streets, the economy is about to be laid waste and all the taxpayers mmoney that has propped the housing market up thus far will be gone, indeed the taxpayer will be gone as he losses his job or those that are left has his taxes increased to pay for all the Gov Largesse on our behalf.
Jug seems a likeable fellow but theres an old saying, a fool and his money are easily parted and this market will be ruthless, there will be folk picking out of bins to eat shortly just to survive.
okay maybe thats a stretch for some folk I accept but thats how I see it, good luck to all in any case.
