' -- Rents paid by private tenants in the UK increased by 5.1% in the year to June — the largest increase since official records began in 2016. London rents alone jumped by 5.3%, according to the Office for National Statistics, up from 5.1% a month earlier and the highest since September 2012. The figures emphasize the headwinds facing the UK housing market, as interest rates keep rising and add to mortgage costs. Those trends are forcing landlords to bump up their rents, while deterring buyers.' Foxtons report next week and the company could announce their best ever interims since they floated back on the market in 2013 and being a wholly cash generative company with no debt unless they announce another acquisition or two then we could see an increased dividend and who knows maybe a surprise Special Dividend !! 07/7/2023 18:48 | Interesting moves today for the share price, just 12 trades and 99,649 shares traded by 16:10 this afternoon and then 22 trades and 264,861 shares in the last half hour (incl the U/T of 26,171). Good to see that the MMs are still game playing. Further news over the weekend about the property market, rents, re-mortgages, equity release etc. as high interest rates and inflation ramps up a notch or two ticks all the right boxes for Foxtons !! Mr Gittins medium forecast about £20m - £30m unrealised profit potential in his final figures statement back in March may come sooner than even he first thought !!! Nice. | ivanborsky | |

05/7/2023 08:15 | Hi again, when I say on the way down, I mean probably a couple of pennies more but that's about it as MMs want shares and the only way they can do that as I said is to try an instil a fear factor hoping all the weak holders will sell, any more than that then the exercise becomes counter productive as MMs will attract new buyers and that's the last thing they want especially ahead of the interims. The stock is cheap on all fundamentals and whilst I will hold and top up on any silly mark downs by the MMs, I'm not expecting Foxtons to exist in its current guise for the next year. Someone will take them out, more likely to be Private Equity via an American Bank. | ivanborsky | |

04/7/2023 17:30 | Thanks I of the Tigers, very happy got my order filled and re-invested my dividends so good job all round. The stock has now lost around 15% since those stellar figures back in March, the best Foxtons have announced in six years, makes sense right ??? Now stand by for an even more impressive interim statement in a few weeks time, there is a small possibility of it being the best since the flotation of the company back in 2013 when the company was floated at £2.30 no less !!! Back in March of this year, the only caveat to the figures was the 'uncertain' sales figures as we moved into the second part of the year, wow how things have changed just in the last few months !! Every single division of Foxtons is making money and its all cash !!! Over 50% of the company's shares are held with just 10 institutions, and like me don't expect any of them to sell soon either. I wouldn't worry what the MM's are doing, they can try to instill as much fear as they like, good for me as I will pick up more shares along the way down. Hope that helps. | ivanborsky | |

23/5/2023 10:47 | Cautious optimism indeed but I think everyone is getting a bit too carried away with talk of a housing market crash. I can't see it happening, Banks, Hedge Funds, private equity etc. have so much cash on their books that with inflation here to stay it doesn't make financial sense to hold on to bank notes and if there is a significant housing market adjustment, property will just get snapped up PDQ !!! Sadly, affordability will also mean that the majority of people will never ever be able to afford their own homes outright and thus Banks and Hedge Funds will become the biggest landlords of them all !!! Foxtons now have in excess of 30,000 rental clients on their books and don't be surprised if we see this figure nearer 40,000 by the end of the year. | ivanborsky | |

05/5/2023 11:22 | 40p open once again despite all the good news over the last few weeks, the finals, trading statement etc and the latest news that Foxtons now have over 30,000 rental clients on their books. Michael Gove addresses parliament next week with his draft renters reform bill, should be good news for tenants and thus estate agents. For smaller landlords and smaller estate agents offering deals on rentals, it wont be so and expect quite a few of these small companies to shut down and some private landlords to exit the market completely in the coming months after riding on the coat tails of the booming rental market. | ivanborsky | |
