Certainly there are important factors all in our favour (rental market, mortgage rate reductions, easing inflation, dynamic management) ... So you'd think it will be increasingly more difficult for a lid to be kept on it.
However as yet, despite the perhaps understated half year results, that lid is being kept firmly on. But for how much longer, one wonders?

Well there you go as clockwork, as soon as 40p approaches the Yanks come in and 15 tiny Algo trades in a space of a few seconds is all it takes to knock it back down again ! And so it continues, good for us to pick up some more cheap stock !!

An unusual 100k buy there at 39.9p Just goes to show that price discovery here is inefficient due to low trading volumes . Doubt it would take a lot to make this rise a lot

Interesting morning so far, we've done 23 trades in the stock so far, which is more than yesterdays total and ALL SELLS !!! You've gotta laugh, MM's will be at it again this afternoon, the last half an hour is always interesting in this stock. In addition, some decent news reporting this morning with regards to Foxtons interims yesterday but everyone seems to be missing the point. The government and the BOE will collude to make sure interest rates stay high for the foreseeable future and thus owning a property outright will become unaffordable for most in the next few years. The majority of properties that do come to the sales market will be as a result of affordable issues and only the selected few will be able to afford to buy them i.e. Banks and hedge funds, just look at Black Rock in the US. And what happens to these properties afterwards......yep you guessed it they will become rental properties and which company is the biggest rental agents in London, viola...... Foxtons !!!!

Interims out, all looking good. Revenue is the highest in around eight years of interim reporting and the full year should be absolute belter as the company is always weighted towards H2. Over to you Mr. Market !

Interims are out tomorrow morning and should make excellent reading on all fronts. Even Alexander Hall, the mortgage specialist arm of Foxtons saw their busiest month ever in June ! Market always looks for a negative spin, so will be interesting what they will try to unearth tomorrow ! Should be fun.

Very interesting article on Bloom online, 'UK Property Rental Prices Rise at the Fastest Pace Since 2016'...............

' -- Rents paid by private tenants in the UK increased by 5.1% in the year to June — the largest increase since official records began in 2016.

London rents alone jumped by 5.3%, according to the Office for National Statistics, up from 5.1% a month earlier and the highest since September 2012.

The figures emphasize the headwinds facing the UK housing market, as interest rates keep rising and add to mortgage costs. Those trends are forcing landlords to bump up their rents, while deterring buyers.'

Foxtons report next week and the company could announce their best ever interims since they floated back on the market in 2013 and being a wholly cash generative company with no debt unless they announce another acquisition or two then we could see an increased dividend and who knows maybe a surprise Special Dividend !!

Its looking good for Foxtons on all fronts !

Loads of '60' trades yesterday and load of '50' trades today. '40' trades tomorrow then ? No idea what the MMs are up to and can't be bothered to work it out, I guess they all have to justify their existence until the AI Bots take over in the not too distant future when MMs will become relics like most major Banks. Can't come soon enough !!

Interesting moves today for the share price, just 12 trades and 99,649 shares traded by 16:10 this afternoon and then 22 trades and 264,861 shares in the last half hour (incl the U/T of 26,171). Good to see that the MMs are still game playing. Further news over the weekend about the property market, rents, re-mortgages, equity release etc. as high interest rates and inflation ramps up a notch or two ticks all the right boxes for Foxtons !! Mr Gittins medium forecast about £20m - £30m unrealised profit potential in his final figures statement back in March may come sooner than even he first thought !!! Nice.

I suspect there will be a slow recovery towards the 40p mark before then.

Hi again, when I say on the way down, I mean probably a couple of pennies more but that's about it as MMs want shares and the only way they can do that as I said is to try an instil a fear factor hoping all the weak holders will sell, any more than that then the exercise becomes counter productive as MMs will attract new buyers and that's the last thing they want especially ahead of the interims. The stock is cheap on all fundamentals and whilst I will hold and top up on any silly mark downs by the MMs, I'm not expecting Foxtons to exist in its current guise for the next year. Someone will take them out, more likely to be Private Equity via an American Bank.

I concur with the points you make, however as the price drifts it's not attracting any significant investment.

When do you foresee any positive movement in the share price and what will it take for this to happen?

Thanks I of the Tigers, very happy got my order filled and re-invested my dividends so good job all round. The stock has now lost around 15% since those stellar figures back in March, the best Foxtons have announced in six years, makes sense right ??? Now stand by for an even more impressive interim statement in a few weeks time, there is a small possibility of it being the best since the flotation of the company back in 2013 when the company was floated at £2.30 no less !!! Back in March of this year, the only caveat to the figures was the 'uncertain' sales figures as we moved into the second part of the year, wow how things have changed just in the last few months !! Every single division of Foxtons is making money and its all cash !!! Over 50% of the company's shares are held with just 10 institutions, and like me don't expect any of them to sell soon either. I wouldn't worry what the MM's are doing, they can try to instill as much fear as they like, good for me as I will pick up more shares along the way down. Hope that helps.

gobsmacked this hopeless dogshyt still around .40. 7/8 year downturn property cycle should see it back to 18p range. Shocking whats happened to this since it was floated, even by brexit basket case uk standards.

Market out of the blocks early doors this morning to keep a lid on the 40p. Does that mean they'll fill my 38p limit buy order finally.........doubt it !
