Q3 trading update is on Thursday 26 October, not on Friday as indicated on Sharepad and elsewhere -- see the Foxtons website (under Investor Relations, Financial Calendar).

Wow, just one trade of 1400 odd shares this morning and ahead of what could be the best trading quarter in the company's history since its floatation some ten years ago now to be announced on Friday. Not long to go now !

'The Big Mortgage Squeeze', care of Panorama on BBC1 tonight at 8pm. Doubt if there's anything new which hasn't already been factored into the market and I very much doubt if the BBC comments about renting being the new norm in a few years time, with Banks and US Hedge Funds becoming the UK's largest landlords with the prospect of house ownership being out of the reach for most UK citizens !!

As I have said on here previously, Foxtons are making decent money in ALL areas of their business and todays closing price is only a fraction above the January price of this year and before those impressive year end figures believe it or not. Q3 Numbers out in a couple of weeks time which will be the best the company has reported for some considerable time, so a chance to pick up a few more cheapies in the morning courtesy of the market.

Rightmove showed that average rents in London are high and staying so for the foreseeable . Am surprised that in this environment Foxtons isn't flying. As the share price should . Most of their income is derived from rentals nowadays .

There has been some strange trading in the stock lately, all classic examples of trading by American Banks and hedge funds, devious and cunning with complete disregard for the FCA and UK trading rules and regs. There's talk that the Yanks may crash the markets, Bitcoin, Gold and everything else citing a US Government lockdown as an excuse. Will that affect the price of Foxtons shares, probably but that's by design, no sellers so chance to add a few more to the portfolio on the cheap !!!

Some very interesting posts on the other forum yesterday. Foxtons are creaming it in on ALL areas of the business and with over 30,000 tenancies currently and expected to grow as house ownership becomes a distant dream for many expect the income 'spin-offs' to increase accordingly. Just for example Foxtons sitting on 4-5 weeks deposits for existing tenants will net around £2m just in interest alone over the year !! Foxtons are now second to Rightmove in terms of generating income, Rightmove current valuation £4.6bn, Foxtons £110m !!!!!

What do you suspect is going on, Ivan? Most of the trades seemed to be sells, so I'm not sure why anyone would be surpised to see the share price drop. Always interested to hear any conspiracy theories though!

As of the close, 270 trades done today, the big buys done outside of the order book. The most trades done in a single trading day this year on a Friday ahead of the weekend and the stock is now closing near its year low despite all the good news. Its biggest one day fall this year !! So nothing suspicious going on here then ??

With the exception of the 17th August when Converium Cap announced their further purchase of shares, it looks like we could see the busiest day in Foxtons shares for this month. Nothing strange that we're approaching the end of the Q3 and 'hedgies' are returning back to their desks from their Summer hols ! Lots of action awaits in Q4 that's for sure !!

I mentioned yesterday that the big trade we saw in the morning could be an agency cross, well RNS just out states that Converium Capital have increased their holdings in Foxtons to over 5% now from 4% previously. And to think that they were the activist shareholder that tried to oust the board last year. How fortunes have changed !!!

It looks like it could have been an 'Agency Cross' trade, where stock is transferred from one party to another i.e. broker, institution etc. at the mid-price and as the stock was trading at 39.00-39.95 at the time, it makes sense. Fridays in the month of August have always thrown up a few curve balls in stocks in the last few years, silly mark downs and huge Auction trades at the end of the day have been very popular. We could see some of this action if not tomorrow then more likely in the weeks before everyone gets back to their desks come September.

'New figures from Foxtons show that average weekly rent in July 2023 was 12 per cent higher than July 2022.

The agency’s analysis of London data saw a six per increase in new listings compared to the previous year.

Average weekly rent remained stable in July at £597 per week, which was only slightly lower than the £599 per week recorded in June, but 12 per week higher than July 2022.

Central London continued to command the highest average weekly rent, at almost £680. When comparing 2023 to 2022 year to date, the average weekly rent across London increased 12 per cent with East London increasing 15 per cent.

In July London saw seven per cent more instructions than in June, which translates into roughly 2,500 more instructions, and new listings were up six per cent when compared to July 2022.'

Some excellent posts also on the other LSE forum, and some very interesting revelations on various linkedin Bios from some of the staff. Apparently, Alexander Hall posted its best ever month in June and the the property Auctions arm of Foxtons are having their best year since 2016. Providing the company is not pounced upon in the short term , I also concur that H2 could be an absolute belter for the company !!!
