I am encouraged though that we have not ( yet :-/ ) dropped lower, even though 90% of people must have got their shares fully cleared by now. 10/9/2009 15:40 | santori, post dilution from the offer document Basic NAV per share 33p Triple net diluted NAV per share 32p EPRA diluted NAV per share 41p However, the above takes no account of the property management business which manages £3.2 billion of property on behalf of the funds which CAL co-invests in and currently has fee income of around £18 million/annum. Since this earnings business is handled by teams who are working for CAL anyway it seems to me this sum must go through almost straight to the bottom line. In that case it must be worth perhaps 20p/share on top of the NAV but perhaps someone has a better idea? In previous years the fee income also included a performance element. In 2006 the overall fee income totalled £90 million due to fund outperfomance, so there is clearly a lot of potential upside here if property values do recover. | kibes | |

Also have closed my short which I opened at 40p to hedge the position, so here's hoping they go up from here. Looks like a bottom has formed on the chart, bearing in mind huge gains seen recently with the likes of QED and MNR I think we could reasonably hope for 50p quite soon here. | kibes | |

10/9/2009 09:30 | Typo56. It is Lloyds that are telling me that I am not eligible for the open offer, because the settlement date falls after the eligibility date for the open offer. They told me this by telephone yesterday when I was querying why the money for the o/o had not been removed from my account. Despite the above, during the o/o process, Lloyds sent me an e-message to say I was entitled to the open offer. I accepted this offer prior to the deadline. My problem is that this message is missing from my inbox and I know that I didn't delete it and Lloyds are saying it was never sent. Just feel like I am being scammed, although I am sure it is an error on their part. I can't answer your question about Selftrade | puchpilot | |

Now it sounds like you have a dispute over whether or not you accepted the offer in time for the shares in your nominee account. That's a different matter.
