No such thing as far as the taxman is concerned. Your 15000 have a 41p base price, your 20000 made you £6200 which will be taxable if you exceed the capital gain allowance for the year. 26/8/2009 07:46 | cyberbub, don't quote me on this to the Revenue but I'm pretty sure that when you take up rights issues / open offers the date of acquistion for CGT purposes is treated as being the date you acquired the qualifying shares. Updata Fairshares used to be sharp on these rules - no other software I found got close on CGT rules. Pity it was dropped. I believe they've integrated it into Updata TA, but I've not tried it yet. | typo56 | |

It's an interesting situation altogether re. tax on this one. I bought 35000 at 41p, sold 20000 at 72p to allow 15000 to run on a 'free shares' basis. Got caught out by the RI and didn't manage to sell my 15000 (to fund 30000 RI takeup) until they were back at 44p! Now if I buy my 30000, will it be counted as a 30-day-rule purchase? 25/8/2009 21:38 | Kinconfisher, you might like to consider MERE, I was tipped it by 'lol shorter killer' last night and did some research, several hours worth actually, and despite initial doubts I now think it is a good recovery play. Its chart is actually very similar in shape to CAL's. I think there is also a danger in MERE of an RI in the coming weeks, but as with CAL, if you are careful the RI could actually be of benefit to you! Probably worth checking to see what the results say this week though before buying, unless you are brave (or foolish like me!). 25/8/2009 19:21 | whiterussians - you are the greatest contrary indicator of all time - deramping TTG, knocking APG and all the others that as soon as you suggest they are going down they soar! I'd say that many will have shorted their allowance already so they have to close - their offer shares will be what they close with so that cancels out. But there's also all those that shorted the offer that were not entitled to the offer - they will be wanting to close soon at some point, after all, can't be that much more downside compared to the upside I'd have said. Those underwriting the offer would have been shorting too imo on the basis that they expect to pick up at least 5% (most offers have 5% or more not taken up imo) so they might have to be buyers if there's a big take up in order to close their shorts. So never straight forward but these days I think the buying ex offer is often under estimated. On top of where these actually were and their valuation, before the offer they were financially on stoney ground. Now the financing is sorted that uncertainty has gone away and inceases the company's value imo. On that basis I bought a few more today despite still having some to come at 24p still. 25/8/2009 18:31 | thanks gentlemen, so the pre dilution triple nav is 71p, and after, 32p, so on that basis we are at a premium to nav, I know the nav will rise, but at this stage i don't think you should pay a premium, so whilst there is potential, agree with kibes, current price offers so so value maybe. 25/8/2009 17:53 | santori - the current price reflects the dilution. However, there will be 5 times as many shares in issue which may limit the upside. Post dilution the triple net diluted NAV is quoted as 32p/share and the EPRA diluted NAV as 41p/share (page 134 of the offer document) so 40p is about right for the moment in my opinion. If interest rates go up it may well be in response to inflation which is likely to put asset values up I think? | kibes | |

Commercial property values still look vunerable short term, we will be seeing interest rates rising soon, at both long and short end, so that won't be helpful. | utsushi | |
