My modest purchase of 32,500 at 09.36 shown incorrectly as a sale here on ADVFN. Nearly back in profit with current average purchase price of 3.862. In for the long haul - which it feels like already! Good luck all.

Decent volume today, perhaps we´ll get a tick up soon. There does seem to have been a bit more interest in the stock again lately.

We can but hope as i´ve been doing for the last 3 years1!

I can't confirm that, but it would appear so. The power station site is cleared according to GoogleEarth (which is at least a year or more out of date).

I´m not sure about Sydenhams, I thought they had moved but i´m pretty sure that the power station site which is by far the largest part is empty.

I'd guess theres a fair bit of gamesmanship going on here.PIV after all seem to have opted for the role of slightly reluctant developers but dumping all the industrial units onto part of PIV's land cannot be the way forward. I agree the council, and indeed the other developers, must prefer to have an agreed overall plan. Incidentally, are there other businesses still functioning there? I had thought that, PIV's land apart, most of it was now just land awaiting development. At least we have the comfort of still getting rental income from the tile factory.

I just don´t see how construction can start on any of the sites unless they have firm plans for the whole area. I know that the construction will be staggered but surely it is all part of the same development so they must want to know exactly what is going where before they start, rather than just give planning piecemeal. It was supposed to be some sort of urban village concept with residential and light industrial mixed in to create some sort of live/work environment but as far as I can see they´re trying to lumber us with some sort of industrial estate whilst all of the housing goes to Gallaghers.

The delays are frustrating, but I would have thought that, having got the plans for the bridge sorted out, that Poole Council would have pushed to get the rest of the development plan agreed. That way they get certainty and committment from developers and can start attracting investment to take up the buildings for use?
Naive, or just wishful thinking?

Arthur_Lame_Stocks - I'm sure any interested developer would not be put off by sitting tenants. I heard on the grapevine a bid in the region of £37m for land on the other side of the water was turned down last year, but cannot reveal details and am not in possession of specifics as to the extent of that water frontage involved, but it was a national player and at least some, if not all, of the land there is in some kind of current commercial use.

I´ve still not got a satisfactory answer to my questions to the council (post 608). I got this answer to the first query.

"Thank you for your email regarding discussing the mix of potential uses for the regeneration sites in Hamworthy. The Council has set out it's aspirations for the mix and uses on these sites through the policies in the adopted Poole Local Plan and supplementary planning guidance on the Central Area of Poole (these documents can be viewed at www.boroughofpoole.com). As and when potential developers of these sites bring forward schemes the Council is happy to discuss these schemes and provide guidance in light of the adopted Council policies. As you can imagine the development of this area is likely to take some years to be completed. Given that there are a number of existing businesses on these sites it is important that we also seek wherever possible to facilitate their relocation. Therefore the development of these sites is expected to take a number of years.

Are the Barclay shares on the register? If so was the last announcement an increase or decrease.

Well at least if P O´Reilly is back in the market any demand should hopefully shift the price quite quickly as he is likely to take any stock that becomes available in size.
