P O'Reilly has since been content to buy up just about everything at around 3p a share. Unclue John The Poole Council website shows that currently we are pencilled in for roughly 50/50 housing/industrial. I know PIV are working to improve that but i'd like to think that even with that allocation our shares are worth 5p to a developer. I could of course be wrong. | arthur_lame_stocks | |

Try to compare with Oakdale or West How. We are fairly sure that the development will be factory or storage/distribution 3. Stakebuilding? 09/6/2007 14:18 | My land price example from rightmove website was £400,000 per plot Based on current share price I reckon the plot price of PIV is only £80k Therefore a plot price of £160k equates to 8p a share which still looks cheap for the area I suggest a fair market value would be £240k a plot or 12p a share I shall not be selling but will await the final outcome | buywell2 | |
09/6/2007 08:31 | steelwatch We don't know for sure what will go on the site, PIV are still talking to the council about it. Looking at the land allocations as they stand though, Gallaghers have done very well and we haven't, which makes you wonder whether a few palms have been greased. Anyway, it's nice to see the price pick up, I don't know if this is in response to something that's going on in the background or not, I spoke to the company the other week and got the impression that there was nothing imminent but that things were still moving forward slowly. It might make sense for an interested party to build a stake in the market because on the one hand they can get the shares cheaply (I would like to think that the land is worth 5p a share just on current usage and on the other they can influence the board when it comes to selling the land and perhaps block rival offers. It's hard to know whether there is stake building going on or just a resurgence in PI interest. With a lot of trades of 150k to 250k it could be either. | arthur_lame_stocks | |

There will be road through the site linking to the new bridge for port traffic, some commercial property and some housing. The housing may also include "affordable" and will be to a fairly high density. The Borough of Poole does indeed encompass some of the most expensive property in the country, but the existing housing stock in lower Hamworthy is more "artisan". | steelwatch | |

08/6/2007 12:43 | OK some maths the 15% at 3p valued the land/company at the time at £4.23M At todays price say 4p this equates now to £5.6M This is for 9.5 acres in a highly desirable south coast location ie £594k per acre which seems bloody cheap to me if it has planning permission. For example 7 very nice 4Bed exec houses/bungalows could be built on 1 acre which at the above price would work out to a per plot price of £85k I think this is 40% of what current market plot prices would be....that is if you could find any in Poole. £200k per plot would be more likely If planning permission was for flats or some type of liesure complex then again present valuation looks a give away.
