In Poole's 'Land use table' it shows about half of the Pilkington land as designated for 'employment'. Have you allowed for this in your numbers?

I suggest these percentages - 40% land/ 40% build / 20% margin. Not going to the barricades with these as don't know the PIV site well enough. Still suggests to me there is some upside left in the shares though it may take quite a while to realise it. Good luck all.

Fag packet calculation is third land,third build and a third profit but a little LESS profit on big developments..IMHO...;-)

That is the retail value you are stating. So as a property developer I will want to buy the land build the houses and make a profit on them. Your land value calculation has serious errors and needs to be halved IMHO.

I.m hoping for a payout in the region of 6-7p.
remember Cicurel bought in at around 5.4 p.

Gallaghers seem to have done well to get the whole of the power station site as housing. Remember the market cap plus the debt plus all the other people that need paying means we need to get more than about about 10m to get our money back. After that it´s profit.

ALS, many thanks for the info and links. Is it that bad with 152 residential units proposed - plus some other developments - which must be worth at least twice the current market cap of PIV? Or have I missed something here??

It looks to me like some sort of decision has been made about what is going to go onto our site. Perhaps that prompted the seller since it looks like we don´t have a heavy weighting towards residential.

Anyway take a look at the following links, it all appears to be fairly new to me.







Does anybody have a contact email/number at the company? I notice they haven´t bothered to keep us informed of developments as per usual.

The reality is that there is no size to be bought at these levels.
The tick up may mean a few sales in today but I doubt it. As I said before the share register in PIV contains more private investors than any I have seen.

There´s been a bit more activity than usual today, probably because of the tick up, but there´s still no evidence that anybody is buying in any real size.

Looks like they had to move the bid to the 3.5p level. Will this bring out any stock?

someone keeps buying when there is any stock around . Another 100k was sold this am at the full offer price(3.75p).
I checked with my brokers and there is only 30k offered yet 300k bid for electronically.
Obviously someone else believes there is value here.
