Business ExchangeBuzz up!DiggPrint Email ...Taylor Wimpey Plc (TW/), the U.K.'s second-largest homebuilder by volume, said it will reach its target for operating profit of more than 10 percent ahead of schedule after home sales rose in 2011.

The company completed 10,180 homes in 2011, up from 9,962 a year earlier, London-based Taylor Wimpey said today in a statement. The average selling price was little changed at 185,000 pounds ($284,380). Operating profit will be at least 10 percent of sales in the second half of this year. In November, the company said it would reach the target in 2012.

"It is pleasing to have reached our double-digit operating margin target ahead of schedule and to be well-placed to deliver further improvement, providing that market conditions remain broadly stable," Chief Executive Officer Pete Redfern said in a statement.

U.K. homebuilders are boosting profits by increasing focus on houses and building on land bought at discounts during that recession that ended in 2009. The government is trying to bolster homebuilding with investment and mortgage guarantees. From the second quarter, homebuyers who qualify may be able to get a mortgage with a down payment of as little as 5 percent.

Yep, the place for divi announcement will be Finals.

What an excellent Update. Even Spain is gradually using up the land bank (so no w/ds) and covering its costs.

Only £10m of exceptionals.

All the other positives.

Plus another year in 2012 of 'similar result but a little bit better' looks highly likely.

40p is now a great support level and no reason we can't look BEYOND 45p.

Net debt at 31 December 2011 was below our previous guidance at approximately GBP120m (2010: GBP654.5m). We expect the level of net debt to be higher at the half year due to normal seasonal working capital trends and the timing of land payments.
