Not a very good mix , houses are more production built with many a same part, construction every job is different, I deal with buyers for housing & construction & both will tell you that they are entirely different markets, I have seen many house buyers change to construction buyers & none that I can remember have stayed very long. When you have an estate with 2000 standard windows & doors it is easy to manage& fairly straight forward, Its very different with say a refurb where every item maybe bespoke & measured & made to order & all trades have to then liaise with each other, put a housing site manager in this position & they haven't got a clue.

UKnighted..
Construction deemed by the stock market as large infrastructure, shopping Malls, Hospitals, Roads covered by FTSE 350 Construction and materials.
Dwelling construction classed as housebuilders. Hence the FTSE 350 group Household goods and HOME construction.

Any further argument on the matter would just be nit picky.

ukknighted/Jugears. If I may referee. :-)
Yes uknighted, in general language terms House building is construction, and one of several types.
UK Builders tend to split themselves into house builders and various others, such as construction of roads, bridges, commercial buildings etc.

e.g. Galliford used to do both, but with house building under their brand name, Linden homes. On 31/12/19 they sold their house building arm, Linden to Bovis (house builders) to become Vistry.

Builders of roads/bridges tend to get a margin around 1-2% of contract value (often the gov), whereas house builders get much more.

In practice, in scope of work, type of contractual relationships etc, house builders and shall we say "other construction workers" are seen and valued diferently, due to the different nature of their work, different risk, different client base.

Sometimes both types work seperately, sometimes together under different subsiduaries (e.g. old Galliford above), but they do operate seperately presumably for optimised efficiency, specialist employees and type/scope of machinery.

Hope that helps. ;-)

Sikh, If the Uk shuts down then it will be the same as Spain with all sites shut down, at the moment in time as we were talking about this is not the case. If it happens I don't see it will break the bank that much anyway, This is built in to HB's Sp now anyway.

Thank you Mr. Jugears for your comments about the query I had relate to dividends, the first requiring registration on 2 April, expected dividend 3.84p.
The reason I asked for clarity is because, I withdrew all my shares, not a lot in comparison, when they were trading at 198p. I was concerned about the shares crashing.
I simply wanted to know about timing my purchase of TW, but I take you comment about looking more on the upside of he share price I will wait until the situation steadies for the share price in about 3 months maybe!

Jug,

"House building is easier to distance staff than say construction as different trades can & are working in different houses so as to minimise contact with each other."

That's not the case...

Look at TW Spain or are you saying the Brits are immume..

My company has today been requested to give additional covid-19 precautions to incorporate in our standard risk assessment forms on site. For professional reasons i wont divulge which company but they are one of the big 6 HB's.
Reading between the lines not closing sites providing the government does'nt enforce hb's to close or a supply problem from manufactures.

I wouldn't worry about dividends for now I would look more on the upside to the share price as going to be worth far more than any Div, For clarity as part of the supply chain I have not been informed of any site closures as of 14.22 today. House building is easier to distance staff than say construction as different trades can & are working in different houses so as to minimise contact with each other.

1 NHS you really need to self isolate in a darkened room with no access to the internet until we are through this in a few weeks time.

You have been a bell end on several BB's
