Yep, certainly is. Seems to have been a buyer in the background here for a while - can't be long until this starts to rerate as surely worth £1.50+ but happy to keep recieving a nice divi for the foreseeable future

I see the nice Russians have lopped another 0.25% off their interest rates.
Raven have some 37% (interim 2019 accounts) of their debt in Roubles. Some £675m total debt, so £250m of Rouble borrowings..
So each 0.25% saves the company some £620k, assuming all the loans still floating rates.
I've seen higher savings quoted elsewhere so happy to be proved conservative.
The £675m does not include the Prefs or Convertibles. Majority of debt is still € denominated.

Just to point out that each 0.25% reduction in Russian interest rates leads to a £1.5m annual increase in net income for the company. As per the 2018 annual report, “none of the group’s borrowings have fixed interest rates” so I assume each interest rate reduction is of immediate benefit.

This is the sixth consecutive reduction in interest rates by Russia. For context, note that the coupon on RAVP has an annual cost of £12m compared to an interest cost reduction of £9m in aggregate arising from the six interest rate reductions.

However, let’s see how much new debt needs to be taken on to buy-in Invesco albeit the cost of the new debt is mitigated by the coupon savings on the two preference classes to be bought in.

Preference Share Dividend (RAVP)

The Directors of the Company confirm that the quarterly payment of the preference dividend in respect of the preference shares of 1p each with ticker RAVP (the "Preference Shares") will be made, in accordance with their terms, on 31 March 2020 in respect of the period from 31 December 2019 to (but excluding) 31 March 2020. The record date for the payment of the preference dividend for the Preference Shares is 14 February 2020 with an ex-dividend date of 13 February 2020.

The Preference Shares will be entitled to a gross dividend of 3 pence per Preference Share.

A scrip dividend alternative (to be settled in Preference Shares) will also be available for all preference shareholders in respect of the preference dividend.

The scrip dividend circular will be available on the Investor section of the Company's website (www.theravenpropertygroup.com), and will also be available for viewing on the national storage mechanism (hxxp://www.morningstar.co.uk/uk/NSM). Letters notifying the holders of Preference Shares of the presence of the scrip dividend circular on the Company's website and how to access it will be sent on or around 20 February 2020. The last date for receipt of completed forms of election (in accordance with the terms thereof) will be 6 March 2020.
