ANYWAY, Foxtons have the MOST new homes you stupid fool than any other London agent, here take a look, not far from you but way beyond your budget I'm sure

Why would anyone want to pay £1.5m + per branch for a collection of expensively leased offices
where the best haymakers are no longer on the premises HKrs more than likely want to go to Manchester now .

A portfolio of less than 3,800 sales instructions

Foxtons missed a trick with Hong Kong .Their listed friends Savills and others opened up satellite offices over there trousering millions of fees selling 100 apartments a time in Tower Hamlets and Newham off plan on roadshows

In fact Foxtons seem to have missed the trick altogether on New Homes

They have a number of designated New Homes offices with very little stock .Clearly Foxtons not the developers friend

Perhaps nip over to Foxtons Barking office for a bit of heavy lifting
Looking a bit lean on the Lettings side Just the 4 little beauties on offer with an average listing age for lettings of 45 weeks

Bit faster on the sales mind with just the 16 sales showing and av listing time of 20 weeks . Must be all those from Kowloon snapping them up . Some nice muddy creeks on the Roding there to park the junks

In the long run this will do ok. 40P funding away, cutting expenses last 2 years. 60P achievable in the medium term.

The current market is an ideal time for all those budding Jon Hunts to break free taking inventory with them

Dexters are farming the same fields as Foxtons Happy enough with the capital raise and also the fact that they only expanded incrementally and not by chequebook

Since most of the new flats in London were bought off plan in Hong Kong hotels during 2012 to 2018 ,the majority of them will be moving into properties they already own especially in Canary Wharf and Stratford 2 of the busiest of Foxtons offices

Well they will be enjoying transaction activity but at what cost ? Already decided to take the tenant fee ban on the chin and not recharge landlords so reduced fee income there
Jury out whether they can milk BTR and garner some corporate work

However its all about entry point Hasn't quite hit it for me yet especially no longer the new kids in town

But while you are at it, wait for the 2 to 3 million Hong Kong citizens buying something in London over the next few years ... there is only one market and that is LONDON

Certainly plenty of activity but maybe just a case of gratification deferred

The London Market still effectively moribund Fees sufficent to fill up one of tehir liveried company vehicles for neggies to pootle around
Everything pointing to a price slump Who can afford to leave their property on the books 40 weeks unsold

Just wait till all those Just under £600k flats bought with 5 % deposits under Help 2 Buy start getting recycled .Negative equity here we come

Having said that you have to enter sometime
