100000 buy at 37.8p just gone through, looking good.

The US futures markets up 5%, going to be some day today.

Yes and that would still be lower than March 2020 valuation,
but agree would get through though.

It's definitely coming

the Directors loaded up too recently ... all the signs are there, just the final shake before it soars imo

Glad to see (at long last) some Directors putting their hands in their pockets. With cash equal to over a third of its mk cap it's screaming value IMO.....or a bidder.

Happy to hold here, I too thought the results were okay
taking into account the London situation.

In 2015 sales per branch was 104
In 2019 it was 42
At the peak of 2007, it was 240 if memory does not fail
In 2013, it was 140

2015 is kind of right in terms of what a mid-cycle year would look like for foxtons, that's why i used it

I assumed that only 50% of ebitda from 2015 comes back. If I put 100% of it, then the stock trades at 1.5x ebitda

Share price 0.33
Share count 330
Mkt cap 107.3
Net cash 36.5
EV (pre-IFRS 16) 70.8

Sales 2015 149.8
Sales 2019 106.9

Cost base 2015 103.8
Cost base 2019 104.4

EBITDA (pre-IFRS 16) 2015 46.0
EBITDA (pre-IFRS 16) 2019 2.5
Incremental EBITDA 43.5

Assume half of EBITDA comes back 46.0
EV (pre-IFRS 16) 70.8
EV/EBITDA 1.5

wow good results. Money in the bank. Looks like a takeover target to me.

At the end of the period, the Group's cash balance was GBP43.2m, benefitting from VAT deferral of GBP3.5m and lease deferrals of GBP3.2m, part of which will be repaid in the remainder of the financial year. The Group has no external borrowings.

Good statement I think. The market looks forward. Figures for September are excellent up 9% on prior year. 43 million on the balance sheet and an accelerating outlook. Hope to see a move back to the high 40's.

Progress has largely been disappointing but nevertheless a number of offices enjoying profitable training

Central London has been relatively quiet amongst all the noise

Certainly the current price is a good entry and sit tight
