Actually yes, must be material - I can't find any information on exclusions based on partnerships/JV's etc.

So I guess those schemes on the MA website have already been announced in some form when they reached financial close, although I don't recall them all. As I understand it though, the revenue doesn't all get booked up front - have to look back at my notes.

No worries yump but surely MA profit is material ie.price sensitive to ASH since their profit share will go to the bottom line on the Income Statement?

Thanks for the ms link. I didn't even think of looking for a separate website (Doh !) and of course any announcements probably won't appear in ASH RNS's because its only the profit part of the JV schemes that will appear in ASH's results, so I'm not sure they would be considered 'material' for RNS's. Also what's material to ASH won't be so material for MS, so I don't know how they would resolve who does the RNS etc.

Morgan Sindall Investments covers a number of partnerships of which the MA JV is just one. Our one is specifically extra care - atm - so the question is has that been affected by the comments by microscope and yump. I am thinking it is referring to other partnerships from what I have read but just my take.

The MA website looks really good and very positive!

There is a new website morganashley.com which displays four projects currently being executed.

The first is Ryde which we know about and is included in the April 2018 results. But since then a further THREE have come on board according to the site:

Walton on the Naze, York and Harwich.

These are new. We know ASH themselves have Scarborough and Peterborough so thats at least five in total this year.

I noticed that in MS statement as well - partnerships with local authorities I think - although as you say difficult to pin down exactly what it referred to. Not sure it matters that much at the moment - year view etc.

Possible modular housing could be more newsworthy in these interims - its been featured on national news fairly often (not wrt ASH).

Posted this on LSE the other day in case anyone didn't see it.

Ashley House subsidiary F1M Modular constructs a new Greggs store in just four weeks.

F1M operates in retail (as above example), education, healthcare, hotels etc and is expected to become profitable in current financial year. All part of ASH diversification strategy.

Makes you wonder how much F1M will expand from this small base?

Good to see the interest. I don't have any expectations for the interims, but do for the finals. We haven't had any scheme closures reported for a while and there was a reference in MS results to delays in social housing schemes, though it wasn't specific as to whether that referred to Ashley House or other schemes.

It doesn't worry me, as I've said before these things take time and revenues can be lumpy due to timing of these things. however the 14 months will give them nice headroom for a bumper finals if we get more closures in the 'eight month second half' (I realise that sounds odd, but you should know what I mean from the reporting date change announced the other day!).

Not sure they'll be stunning - the last results were flattered by the payment from MS, (which I assume was included in revenue, not just a cash payment) but if they're on target to deliver 3p earnings again (what you might call a genuine 3p), then they'll be proven to be way undervalued.

Downside 10% upside 50-100% because every chance they will be stunning results.

yump - I've noticed housebuilding stocks rising over the past few trading sessions. That said, for me, ASH are in a different space.

FWIW I've added a couple of times recently as I feel the shares are undervalued.

Particularly interested in how F1M is doing but also the MA JV progress.....

The renewed interest is welcome and I am hopeful the message with the interims will be sufficently positive to push us on a new leg up towards 20p

Interestingly, although there was some news about housing purchase slowdown this morning, that does not seem to have affected housebuilders much (although ASH not really directly involved), so perhaps gloom already priced in. Plus there were a few optimistic noises about this year 'once Brexit is out of the way'.
