It was nice to see Robert acknowledge shareholders have "contend with a great deal of late" and I'm happy to see they have upped the discount available so I might actually book a trip to Bradford to see what I have actually invested in

Several hotels I know are reporting an alarming drop in September revenues. Normally September/October are two of the strongest months but not this year it seems. As reported earlier, contract advance bookings for next year look to be way down.
Peel are neither fish nor fowl.Further to fall methinks.

Seems to have gone down by 30% because of 12,000 or so shares being sold. Just no buying and MMs don't want to take the stock I guess? Haven't got the stomach to buy any more, particularly before the interims next month. May not be as bad as it looks.

Long time since I looked at this. I can only imagine it is the debt that is proving hard to manage. Is anything a buy at the moment?

Next couple of years are going to be tough for Peel.
Next year is not looking good for the 'middle market' hotels as they get squeezed both sides. Forget the Olympics - will not influence year end results as other hotels predict long term contract bookings substantially down for 2012. One would think poor pound would help but Europe and USA will be staying at home next year.

Had a read through the Annual Report. Somewhat encouraging that the 2 exec directors only took £48k in total in salaries and Mr Peel lent the company another £0.5m (£1.5m in total) at 2.5% over base or 3% rather than be at the mercy of the banks wanting excessive margin. It is very clear that their interests are aligned to getting through this and with 30+ years of experience you wouldn't bet against them.

This year we should see operating cash flow of £2-3m with no net capex (after disposals). This should leave enough to continue to reduce the higher cost debt - a couple of years out, this should be in much better shape in my view. A management contract of some kind would be a bonus. Anyway, I do think that they will do the right thing here and rebuild shareholder value back to £1.50+ in the medium term.

Results out. No dividend, but looking better.

Debt reduced. Profitability improved. Asset sales.

Particularly like the mention of management contracts - hopefully they have these close to being finalised, or why mention? Would help profitability.

Medium term once the debt and swaps are sorted (and they are manageable on no material improvement of trade) and this will be much better placed.

Interest cost is very high for the £13m or so of debt they have, but in 3 years the swap will have gone if not bought out before this and things will be much much better.

I can't get my head round whether these are cheap due to the underlying property assets, or if they could really sell the property at book value. What they really need is a recovery in trading to see a good rise. I will stay out for now as in any event, they aren't looking to sell the property. Difficult one to call IMO, but there is value somewhere.

I guess thats something almost unique in a stock selling at well below its NAV and on a low price/sales of 0.6 plus a projected 30% increase in 2009 earnings? Also with 7.7% operating profit along with a 50% dividend payout at 2.9% thats been progressive over the last 5 years......I reckon I'm buying into PHO tomorrow!

This is picking up nicely. With the benefit on hindsight, didn't they deleverage at exactly the right point in the asset bubble...well done...great time to be ungeared!

Just noticed the RNS - quite an announcement!

Trading good, asset sales at a substantial premium to book value to leave a debt free hotel group. Looks like very good timing to me, even if they have sold their best asset. Very opportunistic!

All very quiet. Looks like the land disposals didn't complete last year. With profitability hopefully trending upwards, 2007 might be a better year trading wise. Its very unclear what the real NAV is on this one!
