Thanks guys looks like OPF and NTA were the very best property/builder investments one could have over the last two years. However even they did not get near my Comland , who got bought out as the boom bust in AUG 2007. They were part of a Banner Homes 1 for 4, share split and cost me 4p each. Sold for £9.50p.!!![each]

Jamie, You need go no further than today's announcement: "As a result of the settlement of this claim, the Fund's only asset is approximately GBP1.8 million in cash. The Directors of the Fund are considering the timing and mechanics of returning funds to shareholders and the likely timetable for the conclusion of the process to wind up the Fund. A further announcement will be made shortly." After costs, I reckon between 72-77p return. Well done tara another winner for you. The one I knew wouldn't be was WTH and that was the one I held extensively...d'oh...

Insurance claim will result in further inflow of £1.1 million - Total assets therefore aprox £2.1 million. Assuming wind up costs and expenses of approx 250k this would give wind up proceeds of approx £1.85 million against current market cap of £1.2 million Redemption proceeds therefore approx 83p per share. If anyone has any thoughts on these figures please post.

It does make it seem low but the mkt makers do not research this stock so will not stick their necks out unless buyers come in forcing them short. Happy to hold for 3 months or so and receive 40% interest on my money.

Fair enough bb - I noticed they were reducing costs but also assume there will be some extra costs associated with wind down which although I would not expect to be substantial I have no way of knowing how much they are likely to be.

Borchardt, my guess is more like £1.6m for wind up proceeds. Look at the running costs from last results. Just a guesstimate.

Moving along slowly to a total redemption but their statement regarding nav being used is out of date and does not suggest what true nav may be after obligations are met and next interim redemption is paid.

"The Board have resolved to redeem, on a pro rata basis, up to 3,345,929 Participating Shares (equivalent to approximately 60 per cent of the 5,576,549 shares in issue) at a price of 63p per Participating Share, representing a redemption of approximately GBP2.1 million." does not include the £1.1m deposit, which is still subject to claim - although OPF has stressed this won't be a problem as its insurance backed. ..so 63p at the up and coming vote with 49p coming later less expenses to wind-up the fund ;) DYOR

Patience has been the key here - end day confirmation expected by the end of March - my other undervalued play awaiting asset realisation is PMHL. I need to find another one soon because both of these stocks are getting closer to the date when the market correctly values them.
