20/1/2009 12:42 | Cannon house max loss to OPF is 4.25m pounds,however as posted above it still would leave a payout of around 45p to shareholders if all of that was lost. I am of the view it will not go ahead and the cash will come back. Reasons, first all the other deals fell through and OPF got the cash back. Now the build has not started and its the best part of a year late, the H/A pulled out of the social housing, the finished value of the shops and offices has fallen 50%, the market for the flats aimed at city workers has gone, no flat buyer can get a 200k mortgage for above 75% of value. Investors have gone or want 60% off, the flats are on a main road most will get no sun, local agents tell me £160,000 max. plus they tell me you can not sell flats off plan in todays market. With prices falling 4% a month and a year to build, it looks grim for the builder and bank .
