We have been told on the RNS the directors will be making a recommendation to shareholders on which way to vote, [on cashing in or not.] With the shares at 16p and the cash and property due back up to 85p, in my view they could only vote one way.!!!!!!!!!!

Looking at the past contracts looks like 3 years from start date, however, if the bank pulls the plug due to falling values the deal is off and that could be anytime. If that is the case the shares will leap 200-400%.

If as you say it is unlikely to go ahead do you know if there a timescale when contracts can be rescinded and deposits returned.

Also who would buy in a second hand office block, with 35% social, for £200k for 500 odd SQ feet of flat with a service charge as high as the social flats next door pay for rent.?

Cannon house max loss to OPF is 4.25m pounds,however as posted above it still would leave a payout of around 45p to shareholders if all of that was lost. I am of the view it will not go ahead and the cash will come back. Reasons, first all the other deals fell through and OPF got the cash back. Now the build has not started and its the best part of a year late, the H/A pulled out of the social housing, the finished value of the shops and offices has fallen 50%, the market for the flats aimed at city workers has gone, no flat buyer can get a 200k mortgage for above 75% of value. Investors have gone or want 60% off, the flats are on a main road most will get no sun, local agents tell me £160,000 max. plus they tell me you can not sell flats off plan in todays market. With prices falling 4% a month and a year to build, it looks grim for the builder and bank . Add to that the banks terms for the loan must come up each year and [that is now,] at 21m pounds its a big slug. all the above in my view

Todays market is 1.8m pounds, that is the amount they have just bought in flats at 20% off in Walton on Thames. Then you have £800,000 of other property, plus just under 5m pounds in the bank. Vote at AGM in March should give us a huge payout.

Last year the shareholders voted, to have a vote each year starting in 2009 to sell up and cash in. You can find this on company web page, back page of report and accounts.

Way to make big profits is to look at shares that have had a forced seller pushing the price down so we can buy at the bottom for a huge profit. Seller left town at 5p here two weeks ago, [shares were over 50p] now 16p and going up fast.
