08/5/2008 11:09 | LONDON (Thomson Financial) - Oakdene Homes Plc. said it has received detailed planning consent from Lewes district council for the next phase of its flagship waterfront development at West Quay Newhaven. The housebuilding and property development group said the planning permission is for 319 apartments, 12 houses and 1,388 square metres of commercial use, including marina facilities. Oakdene said construction on this phase will commence later this year, with the first units due for completion in mid-2009. Oakdene bought the Newhaven property in 2005 for 11.5 million pounds. Construction of the first phase of the development, for 106 residential apartments and 5 commercial units, has just been completed, said Oakdene, adding that all save 19 apartments have been sold to date. Master RSI - 24 Apr'08 - 11:57 - 167 of 167 edit Tornadodown re - OKD The word is to be " conscious " as the market is negative about - House builders and everything related to money for those matters ( banks are short of cash ) at this moment. A very important point is the warning from the company for the last 3 month ...... "This is principally as a result of trading during the last 3 months of the year being significantly below the Board's expectations and two anticipated major transactions not completing before the year end." So the extend of the problem can carry on into the next Quater and the next 6 month, if the market and banks are not lowering the morgate rate for buyers. The next problem is the high borrowing and if the sells as someone mention during the past months have been almost none, then the problem gets bigger instead or smaller. An to finish on a positive note, the shares could be undervalued considering Pofits of £5M/5.10M and EPS of 9.80/10p so the Propective PE @ 46p is 4.6 but one must consider than the market is loking forward and next Year the company most likely will not make those £5M, and a House Builder should never have more than a PE of 8 and back to last Year OKD was on a PE of 12. Good price at the moment looking long term, but only if they managed to get over the problems that they and the Market are. | master rsi |
