I'm also subscribing and agree its a pretty solid looking inflation-protected income play.

Demand continues to outstrip supply for student accommodation, and their target market is primarily the higher-end accommodation sought by mature postgraduate and overseas students (the majority of whom pay their rental fees for the year up front - so great for cashflow!). Priced at just above NAV (104.6p in May) it should gives a starting yield of c.5.67%, which should grow in line with RPI (so preferable to retail bonds for me now).

It could well also offer some capital growth as the value of properties increases and if it gets rated to a similar degree as peer DIGS, we could well see a nice uplift in share price

I'm subscribing for this share offer..decent opportunity to buy in size :)

Probably about as safe as you can get with big yield which they can't alter as it's a Real Estate Investment Trust and has to return 90% of rental income to shareholders!!

Buying it in my SIPP for long term hold..i can see it being a future target for some big Russian/Saudi investor in the future too :-))

Pandering to ignorance for votes can be extremely costly. Talking about immigration in terms of numbers without reference to quality is equally dismaying.

Fair comment. Not impossible but in the scheme of things unlikely.

The other risk is Camereron's 'get tough' policy on immigration. "We can't stop hoards of criminal dross entering but we can at least clobber the fee-paying students and others wanting to do well here."

General opinion from me is that most government run businesses don't have much control over this sort of thing and they have to concentrate on running their business rather than this sort of thing. I think they get some input, hopefully Empiric ask? Potentially this could change but very unlikely - eg GP's likely to run some NHS budgets shortly, in a year or so it will be proved this will not work!!

I'm just trying to gauge the risks around this.

What is to stop the universities themselves increasing their on or off site accommodation for students and capturing the income? They are surely in a good position to do so. Any thoughts?
