Outcome of litigation

11 November 2005

Artisan (UK) plc, the residential house and business park developer is pleased
to announce that the Appeal Committee of House of Lords has refused permission
for the appellants, Infiniteland Limited and Mr John Aviss, to appeal to the
House of Lords.

The appellants had previously lost their actions in both the High Court and
Court of Appeal concerning the disposal of Bickerton Construction Ltd.

Artisan is advised that Infiniteland Limited and Mr John Aviss have now
exhausted the judicial process.

As I predicted on this board a while ago, the House of Lords has refused Aviss permission to appeal and the judicial process is now closed.

shawzie - getting the land is the first and all-important step in the process. that's why I welcome this latest news which adds considerably to ART's potential sales from Rippon over the coming periods. steve

Surely what is now required is an increase in units built per annum, which should lead to economies of scale with sustainable profits. it is all very well to invest in more land but it needs to be turned over in as short a time scale as possible, then we might see some growth in Artisan.

I do also welcome this latest announcement re Rippon's capacity and indeed the recent trading update - which I took to be broadly as good as it could be under the prevailing market circs this summer. steve

I think part of the problem is that the city has a long memory, or "the evil that men do lives after them". The association with SD will take a long time to shake off - two or three years of improving results and a return to the dividend list. This is one I'm prepared to be patient with - others may just want to get shot of it!

Artisan's Rippon buys residential land in Mansfield
LONDON (AFX) - Artisan (UK) PLC said its subsidiary, Rippon, has bought a
major site in Mansfield for building a minimum of 76 residential units.
Work on Phase I will be commencing immediately and the purchase contract
provides for the deferred completion of Phase II during 2006.
The existing planning permission allows for 46 houses and 30 apartments but
Rippon will be working on increasing the total number of units.
Initial sales from the site are expected in 2006.
