Taylor Wimpey fighting to keep margins, says AJ Bell -

House builder Taylor Wimpey (TW) has taken a ‘big step back in margin performance’ in its full-year results as costs increase and property prices stall, says AJ Bell.

House builders have benefited from low interest rates and the government Help to Buy scheme for years but now increased build costs and stagnant asking prices are ‘inevitably having an impact on levels of profitability’, said analyst Russ Mould.

‘Taylor Wimpey doesn’t appear to be willing to give up 20%-plus margins without a fight,’ he said.

‘This means tight control of the purse strings but also a reduction in volumes to better capture volumes.’

Mould said any cost cutting must be balanced against build quality but its strong cash position means ‘continued generosity in terms of returning capital to shareholders’.

The shares fell 3% to 212.4p yesterday.

Cleaver approach if your not meeting supply & demand those houses you are building will go up.in price, I can see all the builders doing this.

1 NHS, The mirror, that says it all really, Stories sell papers its probably suckers like you that buy them, Just take the Express for example I don't think I have ever seen a true story in that paper.

Not many kitchens fittings come from China, Most are made in Germany, Most uk firms, like Hafele have probably got a good 12 to 18 months stock so don't see that being a problem & don't see the uk being short of electrical items either we have warehouses full of the stuff,It does surprise me where people get there stupid ideas from. Everything I have ever owned from china has been very poor quality, It may surprise you to know just how much stuff the uk do actually make, Not everything comes from China!

I see CV as possibly hitting workforce, some may have a few weeks off work. That is inconvenient but no great shakes.
Then there is supply issues due to CV.
I'm thinking electrical and kitchen fittings, so stops elecricians and fitters from doing planned work and will delay sale of what might otherwise be a completed house.

Even if such items are UK made, they may comprise some components from say China.

Overall, my expectation is HB's are one of the least affected sectors.
I would likely see this as a buy opportuity, but already have way too much % wise in HB sector.

Good to see Robert Noel Non-Exec buying 36,000 shares at 211. Think I might follow his lead and top up myself.

Re the CV and I'm no expert but my hunch is that the authorities know it will eventually spread all over the world. Their quarantine actions being done at the mo are just to delay matters so everyone can get ready for the inevitable.

Sold some on the way up. One of my buy backs triggered today at 210. Others waiting at 205 and 199. We shall see, bigger things are a foot for now. If it gives me more entry points that would work. If not there seems to be other bargains appearing.
