May be right or wrong, the only sure thing is Estate agents paint rosy image to get you on their books. Mate of mine buys/does up/sells flats/houses was told same couple of months back..then returned to agent asking 'where are all these buyers you spoke of". I believe his contracts have no minimum/fixed term, so he can change agents when they don't perform. Back to first point - July and August are known dips in the market, therefore subtle percentage differences in low volume months cannot be accurately representative of the bigger picture.
