I think Toffee would struggle getting on the housing ladder if the average price was £4,464 No wonder he has such an optomistic outlook on life, housebuilders and the nations financial wellbeing in general.

Evening standard tonight...good sector news..."Housebuilding revival eases fears of property bubble:Reviving housebuilding activity should eventually curb the recent surge in property prices and quell fears of a bubble, lender Halifax said today.The bank's latest house price index showed prices up 8.7% on last year in May after a sharp 3.9% rise over the month, taking the average price to £184,464.Halifax however pointed to a recovery in building work, after the number of private housing starts jumped 34% to 108,400 in the year to March.Mortgages director Stephen Noakes said: There are signs of a revival in housebuilding which should bring supply and demand into better balance."&"Bellway building to meet demandBellway is on track to build 20% more homes this year as it steps up work to meet buoyant demand, the firm said today. The housebuilder, with the rest of the industry, has benefited from rising confidence and increasing mortgage availability.Since February it has taken 177 sales reservations a week on average, 11% higher than the same time last year. Bellway expects completed sales up "around 20%" in the year to July 31."
