The problem goes deeper, how do THIS board close the gap between the share price and asset value per share. I doubt they will !

Any views. Not sure what happens with the airport land going forward. Probably not viable as an airport but council seem determined to obstruct alternative development.

Not a holder and don't think SUH's is expensive in any way, but just to show you read what you want to read:

"The Company's current power contract expires on 30 September and the uncertainty and volatility in the energy markets has prevented the Company's suppliers and brokers from providing a firm renewal price"

"Interest paid by the Company on its bank debt has been steadily increasing in line with base rate increases."

"The Company is in discussions with its bankers regarding the extension or renewal of its current facilities."

"Exchanges have taken place on two (of fourteen apartments) with a further five reservations in line to progress to exchange." [Read that one either way, but only 2 of 14?]

" some office tenants, whose leases are close to expiry, are reconsidering future requirements"

"After an encouraging Summer, the Company has prepared for the upcoming challenges of the second half year"

"Other costs will be impacted by general inflationary pressures"

"I reported on a six-month long programme to replace the lock cills in my July report. These works are now rescheduled for the next financial year and the Company is in active discussions with the Environment Agency and harbour user groups about a revised works timetable with a longstop date of March 2024."

Yes, those are selective quotes, but am always wary of just reading the positives.

With a very nice asset value per share and increasing if the statement is anything to go by

Indeed. And we also look forward to .... "after more than a decade's hiatus, the scale of the consented 170 apartment Sugar Quay development will be transformative" ....

Indeed .... the downside risk would seem to be less than the upside .... as to the catalyst for upside then answers on a postcode to .... :-)No one has felt the need to buy or sell any shares so far this morning.

Dirt cheap, but - where's the catalyst for that to ever change?

Indeed ... 'strange' the offer price dipped to 20p yesterday afternoon (whilst offer remained at 19p) .... if only a 1p spread was the norm ... :-)

Another set of excellent results.

With a net asset value of 43.3p and a share price of 19.5 p a discount beyond belief.

The 31 March 2021 Year End results were on 6th July last year. So hopefully we can expect this years results before too long - let us see what latest NAV is then ...

Revaluation likely 5p on Nav per share taking it up to 44p? Marina business seems to be doing very well as are the rental units. The developments are not included in the revaluation and solid progress there or bringing in JV partners could place an increased value there too. Look very undervalued but there is a very dominant holder..still looks an interesting value play.

Some news on developments, but not from SUH directly:

Sutton Harbour Group scale back two flat developments as £60m tower project brought forward
Sutton Harbour Group have scaled back plans for two blocks of flats but have fast-tracked the addition of a 21-storey tower

I think Graham Scott Miller average price is about 27p (bought over about 4 years).
Always nice to get a price lower than the average price a director has got them for.

I think SUH is an interesting play they have some almost ready to go developments and with property prices riding high i imagine they are sitting on some strong monetisation opportunities. The money today gets them spade ready but still looks like they need a j/v to get this moving. Fact that the biggest holder and therefore contributor to the raise at 25p is the management really underpins this.

Indeed it was 'good' to see the new shares will be flogged-off at mid-price. Good luck with your purchase. Not an 'exciting' share to monitor on a daily basis but Rome (/Plymouth) wasn't built in a day :-)

I don't see how they expect to sell millions of new shares at mid price without a good story for them going up
Anyway I think it worth a punt
