If anyone is interested in what i personally think is an interesting play off the radar and at a significant discount to assets then cast your eye over thalassa (THAL) , results out recently and i make it a 57% discount to assets. Do your own research i am a holder.

You forgot the second part if doing the calculation that way:Subtract the percentage from 100 percent.So 100 - 62 = 32%As far as I can see the discount is indeed 32% doing the calculation either way !

Divide the fund's share price by its NAV. ... ( website definition )


25/40 = 62%


Anyone else proffer a calculation please either in support or otherwise

Well you take the asset value and work the discount from that ..that is how you work out a discount to asset value. You are working on a premium to share price. So you could say the asset are at a 62% premium to the share price. Just that nobody does that.So nav is 40.6p take off share price 25p and you get 15.6p then divide by the asset value of 40.6p and you get 38.4% discount to nav.Right time to take the kids to school.

Quick point nav per share 40.6p share price 25p i make that 38% discount to asset value.The open offer will dilute assets but will hopefully enable the company to progress developments.Quick calculation post open offer.Shares in issue 116m net assets £47.2m = 40.6p per sharePost open offer if fully subscribedShares in issue 130m net assets £50.5m (incl costs) = 39p per share.So mildly dilutive and the majority holder retains strong grip of the register. Good news is that the company may actually start to get things moving and start to monetise assets.

Thanks for the link to your write-up, Martin - very interesting. They certainly have key development locations around the harbour and the airport up at Roborough, but they need to get on and develop in order for the share price to respond. Perhaps there is some planning news coming on that front...
