The bar in Leeds has terraced access to Millennium Square as well as a Courtyard; the latter would require access/egress control particularly, although don't see why this would not be possible with all the covid safety precautions now available. Many of the other RBG bars also have terraces, courtyards and gardens, even though they are in urban locations. Have emailed RBG asking for their plans for April onwards. I'll share any response I receive - positive or less than positive.

Mainland Europe isn't wildly keen on vaccinations in general, and that's without the scares about the AZN jab. I'll be frankly astonished if they reach 70% vaccination rate ever!

I doubt it. The daughter of a friend of mine who is married to a German and lives over there tells us that when restrictions begin to be eased there, you will be required to show a recent clear Covid test certificate when going into shops etc. This was a couple of weeks ago and the first test appointment they could obtain then was mid-April! I don't see how the EU can catch up with our vaccination programme.

The Group's trading since stores reopened has continued to be strong and significantly ahead of the Board's expectations.
LFL (1) sales increased 10.6% for the 19 weeks ended 25 October 2020; this excludes the 7 week period when stores were closed.
Store LFL sales were broadly level with last year, with online sales approximately double last year's over the 19 week period.
Strong liquidity position at Period end with net cash of £8.4m (2) , significantly ahead of last year.

12 million at least won't have the vaccine. People are frightened of the Oxford one now after the Irish have suspended it. Vaccination too far advanced within UK particularly for vulnerable groups, some of whom are on second jab now. They wont be going back into Hospital with Covid, thank heavens. No chance now of NHS being overwhelmed with Covid patients, even with new variants as existing vaccines still prevent serious symptoms and new vaccines will come on line in late Summer too. HM Gov very determined for this to be UK's last lockdown too and IMHO they'll achieve this. I'm pro EU but have to say it's a shame their vaccine performance seems to have been so utterly dire, and this is at the heart of their problem. Macron and Von Der Lyon should hold their heads in shame. However, they are working hard to improve this and to catch up with us. Also, EU will only see limited closures in some countries, e.g. schools and shops for a short period - not for months on end. I think, too, that even with Spanish flu back in 1918 when there was no vaccine at all, there were only two bad waves, which we have now had, and 12-months of disruption, which we have also now had. Must confess I thought about shorting RBG but I am not going to as fearful of the risk of a sudden spike on rising feel good factor. Spring is here now and Summer soon. Roll on pubs opening back up. Everyone I know can't wait to go back shopping and drinking. Ha ha.

Some interesting analysis in post 2070. I see you're using an EBITDA multiple of 7-8. If I were valuing this for a private equity deal that's pretty much where I'd be at too. I would have guessed a multiple of more like 10 for a quoted asset, which would obviously alter the numbers considerably and imply a fair bit of upside from here.

I'm not sure what I make of it and can't find any decent comparison. Are you aware of any?
