Cheers, I know I heard that somewhere but took it with a pinch of salt as you have to but I agree fundamentally the ywill have the capacity to pay back even more in anything like a growing mkt imo.

I don't think any co would commit to doing what they are doing if it was tight on their resources and become a hostage to fortune imo.

They reckoned that the capital repayment could be stable even if the housing market makes no recovery, given that they are debt free and have a land bank which was acquired cheaply in 2008-10 (plus, of course, the recent acquisition).

Additional dividends are "quite possible".

The recent govt statement about releasing lots of rural land for development, lower mortgage rates on offer and pent-up demand for housing suggests there's still lots to go for in the sector.

The FD told me at the AGM that payment of additional dividends was quite possible - the stated capital return was a baseline.

No I don't think so, I think the capital return is the the plan, tho I do think with a modest housing recovery their cash position could be a lot better than the market is factoring in imo.

A nice rally today.

Had become resigned to thinking the building sector might tread water through this time of year but the mortgage numbers and HSBC upgrade has set the sector alight.

How lucky can you get? Very in my case today.

I bought a decent sized cfd at 7.59 with a 7.77 profit lock in and it was just languishing. Switched on this morning and found it had disappeared from the screen and found it in the profit and loss account having been automatically sold at best of 8.18!! Just as well I didnt have a 'guaranteed' price on it.

Anyone any idea whats happending?

Off a tad today but still heading in the right direction imo, just a tad slower than it was.

Still feel good about the builders - just a weaker period in general for builders late in the year seasonally.

Retailers seem to be the hotties in the lead up to xmas this year imo.

General builder news still good tho, imo.
