Well my local has been packed to the brim recently - fullest I have ever seen it - must be due to having a large beer garden with a childrens playground and having Neck Oil Session IPA on tap ;-) Food is naff so people go there to drink.

Interest rates will fall and debt burden will reduce.
At the same time, business should improve with so many pubs closing.

Marston have an impressive property portfolio and a mortgage, that is all.
They have a potentially profitable well managed business as well.
If we took a best case scenario this could be a good entry point.

Think positive, you are as gloomy and negative as the English football team.

I think you underestimate the resilience of the sector, NY Boy.

Your old fashioned wet-led boozer business will probably continue to struggle, as probably your overpriced gastro-pub will also, but MARS cash in a lot on the grey pound, who want a change of scenery and an affordable treat.

The business is arguably in a better financial position than it was in the midst of covid, when rightly or wrongly a £1+/share offer was refused.

At such a discount to NAV I'm happy to be patient and wait for another bid
